*P3a. Description: The 53045 Avenida Bermudas property is a one-story single-family residence constructed in the Tract Ranch
architecture style. The residence has a low-pitched gable-on-hip roof and stucco exterior walls. The building has a recessed entry offset from
the center, with the extended eave porch supported by a single square wood post. There are two entrances set within the recessed entry
space. The front elevation has four aluminum horizontal sliding windows. An attached carport with a flat roof extends from the front
elevation into the historic setback. Character defining features of Tract Ranch style homes that can be seen in the subject property include
horizontal massing, the single-story form, and the low-pitched gable-on-hip roof.

The 53045 Avenida Bermudas property was researched at the City of La Quinta, the La Quinta Historical Society, the La Quinta Public Library,
and via online archives including Coachella Valley Telephone Directories (1946-1957), City of La Quinta building permits, regional newspapers
within the UC Riverside California Digital Newspaper Collection, aerial imagery from ca. 1930s forward, and the Riverside County Assessor's
Office online property search. Results are limited. The property is not listed in available Coachella Valley Telephone Directories. See

*B6. Construction History: The subject property was constructed in 1962. The subject property was first seen on historic aerials from
1965. The property is also seen in aerial images from 1972 and 1978. In these early aerial images, the subject property has the same "L" shaped
from as seen in current aerial images. In 1988, property owner Carth Vibel obtained a permit to re-roof the residence with the work completed
by Custom Roofing (Permit No. 04779). In 1996, property owner Leon Atwood obtained a permit to construct a garden wall (Permit No.
15102). Based on Google Earth street photography, it appears there has not been any changes to the exterior of the residence since 2012.

Past owners and occupants include: Carth Vibel (1988; Permits), Leon Atwood (1996; Permits). Lurinda Hancock lived at the property in 1971. At the
time, she was a senior at Indio High School and was chosed as the 1971 Palm Springs Mounted Police Rodeo of Stars Sweetheart (Desert Sun 12 Jan
1971). Carth Vibel owned the property owned the property in 1988. Leon Atwood owned the property in 1996.
The home was built in the Tract Ranch style within the the Santa Carmelita Unit 20 tract, recorded in 1938, and is within the La Quinta Cove
neighborhood. In 1932, E.S. Kiener purchased thousands of acres of land in what would become the La Quinta Cove neighborhood. The area was
subdivided into a grid of small vacation home lots. Sixty-three casitas were built between 1935 and 1941, the first residences in the Cove. These casitas
were built in the Spanish Colonial Revival style to imitate traditional Spanish style homes. In the following years, the La Quinta Cove neighborhood
would continue to infill with single family residence, constructed in a wide variety of architectural styles. The subject property was constructed in 1962
While the 53045 Avenida Bermudas property is located within the proposed La Quinta Cove Historic District, it is a non-contributor due to its
architectural style and date of construction. The dwelling is associated with the theme of Residential Development (1934-1970s), but it does not
possess individual documented significance in relation to this theme. The property is assigned a 6Z status code: Found ineligible for NRHP, CRHR or
Local Register through survey evaluation.
The dwelling is not individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with significant events or patterns of
events in local, regional, state, or national history; not individually eligible under Criterion B/2/B, as it has not been identified as having an association
with an important person; not individually eligible under Criterion C/3/C, as it does not embody the distinctive characteristics of a type, period, or
method of construction; and not individually eligible under Criterion D/4/D, as further study of the dwelling would not appear to yield information
which could be considered important in local, regional, state, or national history. Additionally, the property is not individually eligible under Local
Register Criterion A, as it was not found to exemplify a special element of the City of La Quinta. As the dwelling has not been substantially altered, it
maintains integrity from the historic period.
