*P3a. Description: The one-story single-family residence at 53125 Avenida Carranza is constructed in the Tract Ranch style. The building
has an L-shaped plan with a low-pitched cross-gable roof. Exterior walls are clad in wide horizontal siding. The residence has a has a wide,
rectangular, exterior chimney constructed of concrete brick masonry. The roof has broad overhanging eaves with exposed rafter ends. There
are two large picture windows at the front elevation. At the side elevation, there is a sliding glass door with a covered patio pace. The
residence has an attached two car garage, which is incorporated as part of the main building. Character defining features of Ranch style
homes that can be seen in the subject property include the single-story form, the large prominent chimney, the low-pitched cross-gable roof
with deep overhanging eaves, the sprawling "L" shaped floor plan, and the large attached garage.

The 53125 Avenida Carranza property was researched at the City of La Quinta, the La Quinta Historical Society, the La Quinta Public Library, and
via online archives including Coachella Valley Telephone Directories (1946-1957), City of La Quinta building permits, regional newspapers within
the UC Riverside California Digital Newspaper Collection, aerial imagery from ca. 1930s forward, and the Riverside County Assessor's Office
online property search. Results are limited. The property is not listed in available Coachella Valley Telephone Directories. See Continuation

*B6. Construction History: The subject property was constructed in 1959. The property is first seen in historic aerials from 1959, the
year of construction. This image shows that the residence was originally constructed with a rectangular plan, diagonal to the road. The north
wing of the building is the original part of the residence. The south wing, with the sliding glass door, large corner windows, and prominent
chimney are shown to be non-original. Historic aerials show that by 1965, the southern wing of the residence had been constructed, giving
the building an "L" shaped plan. Aerials from 1972 and 1978 do not show any further changes to the building's plan. In 1988, property owner
E.E. Cirby applied for a permit to construct a garden wall (Permit No. 003726). In 1988, Cirby applied for a permit to construct a retaining wall
(Permit No. 003744). In 1993, Cirby applied for a permit to re-roof the residence (Permit No. 12369). In 1998, Ernest and Shirley Cirby applied
for a permit to replace the gas line (Permit No. 9612-050). The subject property appears to have original windows and doors, and appears to
have retained its original form.

Past owners and occupants include: Ernest E. and Shirley Cirby (1988-1998; Permits). Ernest and Shirley Cirby owned the property between 1988 and
1998. Ernest was born in 1919 in Sacramento, CA, and married Shirley Adami in 1946. He was a WWII veterine and was self-employed. He passed
away in 1998 (Desert Sun, 30 June 1998). Shirley Cirby passed away in 2009 in Indio, CA (Desert Sun, 06 April 2009).
The home was built in a Custom Ranch style within the Santa Carmelita Unit 21 tract, recorded in 1943, and is within the La Quinta Cove
neighborhood. In 1932, E.S. Kiener purchased thousands of acres of land in what would become the La Quinta Cove neighborhood. The area was
subdivided into a grid of small vacation home lots. Sixty-three casitas were built between 1935 and 1941, the first residences in the Cove. These casitas
were built in the Spanish Colonial Revival style to imitate traditional Spanish style homes. In the following years, the La Quinta Cove neighborhood
would continue to infill with single family residence, constructed in a wide variety of architectural styles. The subject property was constructed in
1959.
While the 53125 Avenida Carranza property is located within the proposed La Quinta Cove Historic District, it is a non-contributor due to its
architectural style and date of construction. The dwelling is associated with the theme of Residential Development (1934-1970s), but it does not
possess individual documented significance in relation to this theme. The property is assigned a 6Z status code: Found ineligible for NRHP, CRHR or
Local Register through survey evaluation.
The dwelling is not individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with significant events or patterns of
events in local, regional, state, or national history; not individually eligible under Criterion B/2/B, as it has not been identified as having an association
with an important person; not individually eligible under Criterion C/3/C, as it does not embody the distinctive characteristics of a type, period, or
method of construction; and not individually eligible under Criterion D/4/D, as further study of the dwelling would not appear to yield information
which could be considered important in local, regional, state, or national history. Additionally, the property is not individually eligible under Local
Register Criterion A, as it was not found to exemplify a special element of the City of La Quinta. As the dwelling has been substantially altered since
its original construction, it no longer maintains integrity from the historic period.
