*P3a. Description: The 54195 Avenida Carranza property is a one-story single-family home constructed in the Contemporary architecture
style with a flat roof. The home is largely obsucred by a privacy wall. The residence has an "L" shaped plan with an asymmetrical facade. At
the front elevation, there are at least two large picture windows with wide trim and a battered wingwall. Exterior walls are clad in stucco. At
the north elevation, there are at least two large picture windows. Parallel to the north elevation there is a series of square stucco clad
columns. The residence has an attached carport. Character defining features of Contemporary style homes that can be seen in the subject
property include the broad horizontal form, the single story form, the flat roof, and the attached carport.

The 54195 Avenida Carranza property was was researched at the City of La Quinta, the La Quinta Historical Society, the La Quinta Public
Library, and via online archives including Coachella Valley Telephone Directories (1946-1957), City of La Quinta building permits, regional
newspapers within the UC Riverside California Digital Newspaper Collection, aerial imagery from ca. 1930s forward, and the Riverside County
Assessor's Office online property search. Results are limited. The property is not listed in available Coachella Valley Telephone Directories. See

*B6. Construction History: The subject propery was constructed in 1964. The residence is first seen in historic aerials from 1965. The
residence shows the building with a small "L" shaped plan, without the long northern addition that can be seen in current aerials. This smaller
form is also seen in aerial images from 1972. In 1966, property owner Louise Good, obtained a permit for the construction of a block wall
(Permit No. 144843). In 1976, Good obtained a permit for the construction of an addition to the residence (Permit No. 268275). This
construction is seen in aerial images from 1978; the addition had a long, narrow rectangle form at the north elevation. In 1976, Good obtained
a permit for the installation of a therapy pool (Permit No. 276764). In 1991, Good obtained a permit for a sewer hookup with the work
completed by Econo Sewer (Permit No. 9875). In 1991, Good obtained a permit to re-roof the residence (Permit No. 9503). In 2022, the
residence was surrounded by a high privacy wall.

Past owners and occupants include: Louise Good (1966-1991; Permits). Louise Good owned the property between 1966 and 1991. In 1978, Good
owned a buisness called The Desert Showcase of Limited Editions (Desert Sun, 23 June 1978).
The home was built in the Spanish Styled Ranch style within the Santa Carmelita Unit 2 tract, recorded in 1934, and is within the La Quinta Cove
neighborhood. In 1932, E.S. Kiener purchased thousands of acres of land in what would become the La Quinta Cove neighborhood. The area was
subdivided into a grid of small vacation home lots. Sixty-three casitas were built between 1935 and 1941, the first residences in the Cove. These casitas
were built in the Spanish Colonial Revival style to imitate traditional Spanish style homes. In the following years, the La Quinta Cove neighborhood
would continue to infill with single family residence, constructed in a wide variety of architectural styles. The subject property was constructed in
1964. In 1976, the residence was altered with a large addition at the north elevation and has since been surrounded by a high privacy wall.
While the 54195 Avenida Carranza property is located within the proposed La Quinta Cove Historic District, it is a non-contributor due to its date of
construction. The dwelling is associated with the theme of Residential Development (1934-1970s), but it does not possess individual documented
significance in relation to this theme. The property is assigned a 6Z status code: Found ineligible for NRHP, CRHR or Local Register through survey
evaluation.
The dwelling is not individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with significant events or patterns of
events in local, regional, state, or national history; not individually eligible under Criterion B/2/B, as it has not been identified as having an association
with an important person; not individually eligible under Criterion C/3/C, as it does not embody the distinctive characteristics of a type, period, or
method of construction; and not individually eligible under Criterion D/4/D, as further study of the dwelling would not appear to yield information
which could be considered important in local, regional, state, or national history. Additionally, the property is not individually eligible under Local
Register Criterion A, as it was not found to exemplify a special element of the City of La Quinta. As the dwelling has been substantially altered, it no
longer maintains integrity from the historic period.
