*P3a. Description: The one-story single-family residence at 54595 Avenida Carranza is a Styled Ranch home with Spanish influences. The
home has a rectangular plan. The building features five reccessed arches at the front elevation, creating an arcaded porch. The hipped roof
has a low-pitch and is covered in red barrel tiles, with a slight roofline extention above the front entry. The exterior walls of the residence are
clad in stucco with recessed arches cut into it. There are three fixed windows at the front elevation.

The 54595 Avenida Carranza property was researched at the City of La Quinta, the La Quinta Historical Society, the La Quinta Public Library,
and via online archives including Coachella Valley Telephone Directories (1946-1957), City of La Quinta building permits, regional newspapers
within the UC Riverside California Digital Newspaper Collection, aerial imagery from ca. 1930s forward, and the Riverside County Assessor's
Office online property search. Results are limited. The property is not listed in available Coachella Valley Telephone Directories. See

*B6. Construction History: The subject property was constructed in 1950. The property was first seen on historic aerial images from
1953. The property appears to have the same compact form as seen in 2021 aerial images. Between 1953 and 1978, the subject property was
one of only two improved lots on the block. In 1991, property owners Paul and Pat Pierce obtained a permit for the installation of a septic
chamber (Permit No. 10334). In 2017, Patricia Pierce obtained a permit for the change out of the HVAC, with the work completed by Avis
Plumbing and Heating (Permit No. 2017-0278). Based on Google Earth street photography, it appears there has not been any changes to the
exterior of the residence since 2012.

Paul and Patricia Pierce owned the property between 1991 and 2022 (Permits, ParcelQuest).
The home was built as a Spanish Styled Ranch within the Santa Carmelita Unit 28 tract, recorded in 1939, and is within the La Quinta Cove
neighborhood. In 1932, E.S. Kiener purchased thousands of acres of land in what would become the La Quinta Cove neighborhood. The area was
subdivided into a grid of small vacation home lots. Sixty-three casitas were built between 1935 and 1941, the first residences in the Cove. These casitas
were built in the Spanish Colonial Revival style to imitate traditional Spanish style homes. In the following years, the La Quinta Cove neighborhood
would continue to infill with single family residence, constructed in a wide varity of architectural styles. The subject property was constructed in 1950
in a Ranch style with Spanish influences. It does not appear that the residence has been significantly altered since construction.
The The 54595 Avenida Carranza property is constructed within the proposed La Quinta Cove Historic District during the period of significance, but
the architectural style was not consistent with the Spanish Revival style associated with early development within the Cove between 1934 and 1950.
The dwelling is associated with the theme of Residential Development (1934-1970s), but it does not possess individual documented significance in
relation to this theme. The property is assigned a 6Z status code: Found ineligible for NRHP, CRHR or Local Register through survey evaluation.
The dwelling is not individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with significant events or patterns of
events in local, regional, state, or national history; not individually eligible under Criterion B/2/B, as it has not been identified as having an association
with an important person; not individually eligible under Criterion C/3/C, as it does not embody the distinctive characteristics of a type, period, or
method of construction; and not individually eligible under Criterion D/4/D, as further study of the dwelling would not appear to yield information
which could be considered important in local, regional, state, or national history. Additionally, the property is not individually eligible under Local
Register Criterion A, as it was not found to exemplify a special element of the City of La Quinta. As the dwelling has not been substantially altered,
this dwelling maintains integrity from the historic period.
