*P3a. Description: The one-story single-family residence at 51556 Avenida Herrera is constructed in the Tract Ranch style. The exterior
walls are clad in stucco. The building has a low-pitched front facing gable-on-hip roof with exposed rafter ends and broad overhanging eaves,
creating a porch pergola supported by narrow wooden posts. A carport added to the front façade extends into the historic setback. At the
front elevation there are two doorways, and three horizontal sliding windows. Thick window and door surrounds have been added. Character
defining features of Tract Ranch style homes that can be seen in the subject property include the broad horizontal massing, single-story form,
and the low-pitched gable-on-hip roof with a broad overhanging eaves.

The 51556 Avenida Herrera property was researched at the City of La Quinta, the La Quinta Historical Society, the La Quinta Public Library, and
via online archives including Coachella Valley Telephone Directories (1946-1957), City of La Quinta building permits, regional newspapers within
the UC Riverside California Digital Newspaper Collection, aerial imagery from ca. 1930s forward, and the Riverside County Assessor's Office
online property search. Results are limited. The property is not listed in available Coachella Valley Telephone Directories. See Continuation

*B6. Construction History: The subject property was constructed in 1954. The subject property is first visible in historic aerial images
by 1959. In 1969, property owner Jose H. Zuniga obtained a plumbing permit (Permit No. 961010-039). In 2008, property owner Hugo Arturo
Zuniga obtained a permit to remodel the residence, with the work completed by Frontier Construction (Permit No. 08-0918). This
construction was necessitated due to fire damage to the property. Construction included the demolition of 883 sq. ft. of living space and 135
sq. ft. of the covered patio, and the reconstruction of both spaces. In 2009, owner Hugo Aurturo D. Zuniga obtained an electrical permit with
the work completed by Frontier Construction (Permit No. 09-0280). In 2012, Hugo Arturo D. Zuniga obtained a demo permit with work
completed by RPM General Construction (Permit No. 12-0246). This work included the demolition of the unpermitted 650 s.f. rear casita, the
demolition of the unpermitted carports at the front of the property, and the removal of two small additions at the front elevation of the
residence. In 2013, property owner Esperanza Zuniga obtained a plumbing permit with work completed by J.C. Construction (Permit No. 13-
0170). In 2014, property owner Tim Ellenz obtained a permit to construct a patio cover with work completed by California Window & Door
(Permit No. 2014-1019). In 2014, property owner Tim Ellenz obtained a permit for an interior and exterior remodel with work completed by
California Window & Door (Permit No. 14-345). This work included work to the porch overhang, the existing carport, the air conditioner, and a
kitchen remodel. There appears to have been an addition to the north elevation of the residence, with a second front entrance added,
however, grainy aerial imagery makes it difficult to determine when this addition was constructed and if it was completed as part of any of
the previously mentioned permits. The windows and doors at the front elevation are all modern era replacements.

Past owners and occupants include: Jose H. Zuniga (1969; Permits), Hugo Arturo Zuniga (2008-2012; Permits), Esperanza Zuniga (2013; Permits),
Tim Ellenz (2014; Permits). The property was owned by the Zuniga family between 1969 and 2013; over the years, the owners included Jose, Hugo,
and Esperanza Zuniga. Tim Ellenz owned the property in 2014. Ellenz was the company president, in 1996, and owner, in 2009, of California Window
and Door in Palm Desert (Desert Sun, 17 May 1996; Desert Sun, 06 June 2009).
The home was built in the Tract Ranch style within the Santa Carmelita Unit 5 tract, recorded in 1934, and is within the La Quinta Cove neighborhood.
In 1932, E.S. Kiener purchased thousands of acres of land in what would become the La Quinta Cove neighborhood. The area was subdivided into a
grid of small vacation home lots. Sixty-three casitas were built between 1935 and 1941, the first residences in the Cove. These casitas were built in the
Spanish Colonial Revival style to imitate traditional Spanish style homes. In the following years, the La Quinta Cove neighborhood would continue to
infill with single family residence, constructed in a wide variety of architectural styles. The subject property was constructed in 1954.
While the 51556 Avenida Herrera property is located within the proposed La Quinta Cove Historic District, it is a non-contributor due to its
architectural style and date of construction. The dwelling is associated with the theme of Residential Development (1934-1970s), but it does not
possess individual documented significance in relation to this theme. The property is assigned a 6Z status code: Found ineligible for NRHP, CRHR or
Local Register through survey evaluation.
The dwelling is not individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with significant events or patterns of
events in local, regional, state, or national history; not individually eligible under Criterion B/2/B, as it has not been identified as having an association
with an important person; not individually eligible under Criterion C/3/C, as it does not embody the distinctive characteristics of a type, period, or
method of construction; and not individually eligible under Criterion D/4/D, as further study of the dwelling would not appear to yield information
which could be considered important in local, regional, state, or national history. Additionally, the property is not individually eligible under Local
Register Criterion A, as it was not found to exemplify a special element of the City of La Quinta. As the dwelling has been substantially altered, it no
longer maintains integrity from the historic period.
