*P3a. Description: The one-story single-family residence at 53200 Avenida Martinez was constructed in the Contemporary style. The
residence is split between two masses, with a covered, open air crossing between them. The building has a cantilevered flat roof with a broad
overhanging eaves. The north massing has a small rectangular window and a sliding glass door which opens to a small concrete patio with a
sunshade. The south massing features a wide rectangular window, a large horizontal sliding window, and a recessed carport with an extended
roof overhang. Exterior walls are clad in a terra cotta colored concrete. Character defining features of Contemporary homes that can be seen
in the subject property include the flat roof with broad overhanging eaves, the large large windows facing the street,and the attached carport.

The 53200 Avenida Martinez property was researched at the City of La Quinta, the La Quinta Historical Society, the La Quinta Public Library,
and via online archives including Coachella Valley Telephone Directories (1946-1957), City of La Quinta building permits, regional newspapers
within the UC Riverside California Digital Newspaper Collection, aerial imagery from ca. 1930s forward, and the Riverside County Assessor's
Office online property search. Results are limited. The property is not listed in available Coachella Valley Telephone Directories. See

*B6. Construction History: The subject property was constructed in 1959. The subject property is first seen in historic aerials from
1959. This image shows the property with two distinct buildings, likely the residence (the south building) and a garage (the north building). By
1972, aerials show that the north building had been removed. Aerials from 1978, shows the residence had been expanded, resembling the
building footprint seen in 2022. In 1999, property owner Delta Noble applied for a permit to re-roof the residence's flat roof with the work
completed by LJR & Associates Roofing (Permit No. 9901-129). In 2003, property owner DGH Development Corp applied for a permit to
construct a block wall (Permit No. 0307-043). In 2004, property owner Linda K. Weiss applied for a general remodel permit (Permit No. 04-
3672). In 2022, it appears that some, if not all of the windows at the front elevation are modern era. The ca. 1978 addition can be seen at the
front elevation, with the seperation at the covered breezeway.

Past owners and occupants include: Delta Noble (1975-1999; Permits, Desert Sun 23 Jan 1975), DGH Development Corp (2003; Permits), Linda K.
Weiss (2004; Permits). Delta Noble owned the property between 1975 and 1999. DGH Development Corp owned the property in 2003. Linda Weiss
owned the property in 2004.
The home was built in the Contemporary style within the Santa Carmelita Unit 20 tract, recorded in 1938, and is within the La Quinta Cove
neighborhood. In 1932, E.S. Kiener purchased thousands of acres of land in what would become the La Quinta Cove neighborhood. The area was
subdivided into a grid of small vacation home lots. Sixty-three casitas were built between 1935 and 1941, the first residences in the Cove. These casitas
were built in the Spanish Colonial Revival style to imitate traditional Spanish style homes. In the following years, the La Quinta Cove neighborhood
would continue to infill with single family residence, constructed in a wide variety of architectural styles. The subject property was constructed in
1959.
While the 53200 Avenida Martinez property is located within the proposed La Quinta Cove Historic District, it is a non-contributor due to its
architectural style and date of construction. The dwelling is associated with the theme of Residential Development (1934-1970s), but it does not
possess individual documented significance in relation to this theme. The property is assigned a 6Z status code: Found ineligible for NRHP, CRHR or
Local Register through survey evaluation.
The dwelling is not individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with significant events or patterns of
events in local, regional, state, or national history; not individually eligible under Criterion B/2/B, as it has not been identified as having an association
with an important person; not individually eligible under Criterion C/3/C, as it does not embody the distinctive characteristics of a type, period, or
method of construction; and not individually eligible under Criterion D/4/D, as further study of the dwelling would not appear to yield information
which could be considered important in local, regional, state, or national history. Additionally, the property is not individually eligible under Local
Register Criterion A, as it was not found to exemplify a special element of the City of La Quinta. As the dwelling has been substantially altered, it no
longer maintains integrity from the historic period.
