*P3a. Description: The one-story single-family home at 54414 Avenida Martinez is a Tract Ranch style home with a low-pitched, side-
gable roof with a broad overhanging eave. Exterior walls are clad in white stucco. A portion of the front elevation is slightly recessed creating
a narrow front porch. There are two windows at the front elevation: one sliding-fixed-sliding window and one horizontal sliding window. The
residence lacks ornamentation. Character defining features of Tract Ranch style homes that can be seen in the subject property include the
broad horizontal massing, the single-story form, and the low-pitch side-gable roof.

The 54414 Avenida Martinez property was researched at the City of La Quinta, the La Quinta Historical Society, the La Quinta Public Library,
and via online archives including Coachella Valley Telephone Directories (1946-1957), City of La Quinta building permits, regional newspapers
within the UC Riverside California Digital Newspaper Collection, aerial imagery from ca. 1930s forward, and the Riverside County Assessor's
Office online property search. Results are limited. The property is not listed in available Coachella Valley Telephone Directories. See

*B6. Construction History: The subject property was constructed in 1959. The property is first seen on historic aerials from 1959.
Subsequent historic aerials, up to 1978, do not show any significant alterations to the building's form. In 2011, property owner Wenceslao
Razo III obtained an electrical permit (Permit No. 11-0053). In 2015, Razo obtained a permit for window, door, and stucco replacement (Permit
No. 2015-0416). This construction can be seen in comparing street photography from 2012 and 2022. In 2012, a portion of the front façade
was clad in stone and there were decorative tiles around the large picture window at the front elevation. In 2022, these decorative elements
have been removed, the windows and doors have been replaced, and new stucco has been added.

Past owners and occupants include: Wenceslao Razo III (2011-2015; Permits). Razo owned the property between 2011 and 2015; he was the son of
Wenceslao "Gapo" and Rosa Abiles Razo (Desert Sun, 15 Dec 2012). Razo and his wife Lena are listed as the current owners.
The home was built in the Tract Ranch style within the Santa Carmelita Unit 27 tract, recorded in 1940, and is within the La Quinta Cove neighborhood.
In 1932, E.S. Kiener purchased thousands of acres of land in what would become the La Quinta Cove neighborhood. The area was subdivided into a
grid of small vacation home lots. Sixty-three casitas were built between 1935 and 1941, the first residences in the Cove. These casitas were built in the
Spanish Colonial Revival style to imitate traditional Spanish style homes. In the following years, the La Quinta Cove neighborhood would continue to
infill with single family residence, constructed in a wide variety of architectural styles. The subject property was constructed in 1959.
While the 54414 Avenida Martinez property is located within the proposed La Quinta Cove Historic District, it is a non-contributor due to its
architectural style and date of construction. The dwelling is associated with the theme of Residential Development (1934-1970s), but it does not
possess individual documented significance in relation to this theme. The property is assigned a 6Z status code: Found ineligible for NRHP, CRHR or
Local Register through survey evaluation.
The dwelling is not individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with significant events or patterns of
events in local, regional, state, or national history; not individually eligible under Criterion B/2/B, as it has not been identified as having an association
with an important person; not individually eligible under Criterion C/3/C, as it does not embody the distinctive characteristics of a type, period, or
method of construction; and not individually eligible under Criterion D/4/D, as further study of the dwelling would not appear to yield information
which could be considered important in local, regional, state, or national history. Additionally, the property is not individually eligible under Local
Register Criterion A, as it was not found to exemplify a special element of the City of La Quinta. The front elevation of the residence has been slightly
altered, and as such it maintains a moderate level of integrity from the historic period.
