*P3a. Description: The one-story single-family residence at 51484 Avenida Mendoza was constructed in the Tract Ranch achitectural
style. It has an L-shaped plan with a centered main entrance. The low-pitched side-gable roof has a broad extended overhanging eave above
the front entrance, creating a small porch. The original windows have been replaced with faux multi-lite windows. Exterior walls are clad in
stucco. Character defining features of Tract Ranch style homes that can be seen in the subject property include the horizontal massing, the
single-story form, and the low-pitched side-gable roof.

The 51484 Avenida Mendoza property was researched at the City of La Quinta, the La Quinta Historical Society, the La Quinta Public Library,
and via online archives including Coachella Valley Telephone Directories (1946-1957), City of La Quinta building permits, regional newspapers
within the UC Riverside California Digital Newspaper Collection, aerial imagery from ca. 1930s forward, and the Riverside County Assessor's
Office online property search. Results are limited. The property is not listed in available Coachella Valley Telephone Directories. See

*B6. Construction History: The subject property was constructed in 1952. A 1954 aerial shows that the subject property originally
occupied a smaller footprint, which has been expanded over time. Between 1965 and 1972, historic aerials show that an owner installed an
addition to the northeast corner of the residence. In 2004, property owner Jackie Misuraca obtained a mechanical permit (Permit No. 04-
6073). In 2004, Misuraca obtained a plumbing permit (Permit No. 04-6065). In 2004, Misuraca obtain a permit to re-roof the dwelling (Permit
No. 04-6053). In 2006, Misuraca obtained a permit to remodel the residence (Permit No. 06-003). In 2006 Misuraca obtained a permit to
construct an addition to the residence with the work completed by KM Service (Permit No. 09-0571). Aerial imagery shows this addition at the
northeast corner of the residence. In 2009, Misuraca obtained a plumbing permit with the work completed by Hammer Plumbing (Permit No.
09-1085).

Past owners and occupants include: Jackie Misuraca (2004-2009; Permits). Jackie Misuraca owned the property between 2004 and 2009. In 1995,
Misuraca was the lead animal keeper at The Living Desert in Palm Desert. At the time, Misuraca was helping to raise two of the zoo's cougars (Desert
Sun, 09 Jan 1995).
The home was built in the Tract Ranch style within the Santa Carmelita Unit 14 tract, recorded in 1932, and is within the La Quinta Cove neighborhood.
In 1932, E.S. Kiener purchased thousands of acres of land in what would become the La Quinta Cove neighborhood. The area was subdivided into a
grid of small vacation home lots. Sixty-three casitas were built between 1935 and 1941, the first residences in the Cove. These casitas were built in the
Spanish Colonial Revival style to imitate traditional Spanish style homes. In the following years, the La Quinta Cove neighborhood would continue to
infill with single family residence, constructed in a wide variety of architectural styles. The subject property was constructed in 1952.
While the 51484 Avenida Mendoza property is located within the proposed La Quinta Cove Historic District, it is a non-contributor due to its
architectural style and date of construction. The dwelling is associated with the theme of Residential Development (1934-1970s), but it does not
possess individual documented significance in relation to this theme. The property is assigned a 6Z status code: Found ineligible for NRHP, CRHR or
Local Register through survey evaluation.
The dwelling is not individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with significant events or patterns of
events in local, regional, state, or national history; not individually eligible under Criterion B/2/B, as it has not been identified as having an association
with an important person; not individually eligible under Criterion C/3/C, as it does not embody the distinctive characteristics of a type, period, or
method of construction; and not individually eligible under Criterion D/4/D, as further study of the dwelling would not appear to yield information
which could be considered important in local, regional, state, or national history. Additionally, the property is not individually eligible under Local
Register Criterion A, as it was not found to exemplify a special element of the City of La Quinta. As the dwelling has not been substantially altered, it
maintains integrity from the historic period.
