*P3a. Description: The 53300 Avenida Montezuma property is a one-story single-family residence constructed in the Contemporary
architecture style. The home has a rectangular massed plan and features a very low-pitched front-gabled roof with a bracket and broad
overhanging eaves. Exterior walls are of brick painted white. The building has a fairly symetrical facade with the front entry slightly offset
from center, and two large casement windows, one on each side. Each window has awning. Character defining features of Contemporary
style homes that can be seen in the subject property include the massed plan, the single-story form, the large windows, and the low-pitched
front-gable roof with broad overhanging eaves.

The 53300 Avenida Montezuma property was researched at the City of La Quinta, the La Quinta Historical Society, the La Quinta Public Library,
and via online archives including Coachella Valley Telephone Directories (1946-1957), City of La Quinta building permits, regional newspapers
within the UC Riverside California Digital Newspaper Collection, aerial imagery from ca. 1930s forward, and the Riverside County Assessor's
Office online property search. Results are limited. The property is not listed in available Coachella Valley Telephone Directories. See

*B6. Construction History: The subject property was constructed in 1962. The residence is first seen in historic aerials from 1965, and
in aerials from 1972 and 1978. The building's form in these early aerial images was much smaller than seen in current arieals. In 1983, property
owner William Gibson applied for a permit to construct a 480 sq. ft. addition (Permit No. 0411). This addition can be seen in aerial images at
the north elevation of the residence. In 1986, Gibson applied for a permit to replace tar paper at the residence (Permit No. 001988). In 1998,
Gibson applied for a permit for a sewer connection with the work completed by Econo Sewer Service (Permit No. 9802-140). Based on Google
Earth street photography, it appears there has not been any changes to the exterior of the residence since 2012.

William Gibson owned the property between 1983 and 1998 (Permits).
The home was built in the Custom Ranch style within the Santa Carmelita Unit 18 tract, recorded in 1937, and is within the La Quinta Cove
neighborhood. In 1932, E.S. Kiener purchased thousands of acres of land in what would become the La Quinta Cove neighborhood. The area was
subdivided into a grid of small vacation home lots. Sixty-three casitas were built between 1935 and 1941, the first residences in the Cove. These casitas
were built in the Spanish Colonial Revival style to imitate traditional Spanish style homes. In the following years, the La Quinta Cove neighborhood
would continue to infill with single family residence, constructed in a wide variety of architectural styles. The subject property was constructed in
1962, with a major addition constructed in 1983.
While the 53300 Avenida Montezuma property is located within the proposed La Quinta Cove Historic District, it is a non-contributor due to its
architectural style and date of construction. The dwelling is associated with the theme of Residential Development (1934-1970s), but it does not
possess individual documented significance in relation to this theme. The property is assigned a 6Z status code: Found ineligible for NRHP, CRHR or
Local Register through survey evaluation.
The dwelling is not individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with significant events or patterns of
events in local, regional, state, or national history; not individually eligible under Criterion B/2/B, as it has not been identified as having an association
with an important person; not individually eligible under Criterion C/3/C, as it does not embody the distinctive characteristics of a type, period, or
method of construction; and not individually eligible under Criterion D/4/D, as further study of the dwelling would not appear to yield information
which could be considered important in local, regional, state, or national history. Additionally, the property is not individually eligible under Local
Register Criterion A, as it was not found to exemplify a special element of the City of La Quinta. As the dwelling has been substantially altered, it no
longer maintains integrity from the historic period.
