*P3a. Description: The 51573 Avenida Obregon property is a one-story single-family residence constructed in the Spanish Colonial Revival
style. The home has an L-shaped plan and asymetrical facade, and is clad with white stucco. The building has an irregular gable and shed roof
with no overhang. There is a covered front porch wrapping around the front elevation, supported by square stucco-clad posts. A large
sunshade extends from the front porch. The residence has a stucco-clad chimney. At the front elevation there are two large multi-pane
windows. The residence has a detached garage that is constructed to match the main residence. Decorative concrete pierced blocks connect
the garage and the main residence. A stucco-clad privacy wall surrounds the property. The residence was originally constructed as one of the
L-shaped original La Quinta Cove casitas, constructed in the Spanish Colonial Revival style; however, the residence has been heavily altered.

The 51573 Avenida Obregon property was researched at the City of La Quinta, the La Quinta Historical Society, the La Quinta Public Library, and
via online archives including Coachella Valley Telephone Directories (1946-1957), City of La Quinta building permits, regional newspapers within
the UC Riverside California Digital Newspaper Collection, aerial imagery from ca. 1930s forward, and the Riverside County Assessor's Office
online property search. Results are limited. The property is not listed in available Coachella Valley Telephone Directories. See Continuation

*B6. Construction History: The subject property was constructed in 1937. The home was one of the earliest homes constructed in the
La Quinta Cove neighborhood. The residence was originally constructed as one of the original L-shaped casitas. The property is first seen on
historic aerial images on 1936; in these photos the subject property has been improved, though construction may have not have been
completed until 1937. By 1959, only be the main residence had been constructed. In 1978, the property was one of only two buildings on the
block, with many lots in the Cove still undeveloped. The detached garage was built between 1972 and 1978 (Historic Aerials). In 1983, property
owner, Archie Sidwell, applied for a permit to install a gas line. The work was done by Sidwell (Permit No. 0106). In 1986, a compliance
inspection was completed for working being done by property owner Mike Fischer (Permit No. 002762). M. Keatings obtained a permit for a
special inspection in 1980 (Permit No. 391367). In 1995, owner, Michael Fischer, obtained a permit for a sewer connection, with work to be
completed by Dateland Construction Co. (Permit No. 15259). The residence has been heavily altered since construction and no longer
resembles the original La Quinta Cove "casitas." The basic form of the residence, with the slant room, the "L" shaped form, and the covered
patio within the "L" are extant. However, the red tile roofing and the narrow patio support columns have been altered. The residence is
surrounded by a high privacy wall making visiblity difficult, however, it appears that there have been new windows added to the residence.

Past owners and occupants. Owners of the property include Archie Sidwell (1983; Permits), Michael Fischer (1986-2010; Permits, The Desert Sun, 22
Apr 2010). Archie Sidwell occupied the property in 1983. Between 1964 and 1978, Sidwell was employed as an insurance agent (Palm Desert Post 02
April 1964; The Desert Sun 04 Oct 1978). Michael Fischer occupied the property between 1986 and 2010.
The home was built in the Spanish Colonial Revival style within the Santa Carmelita Unit 2 tract, recorded in 1934, and is within the La Quinta Cove
neighborhood. The residence is one of the original La Quinta Cove casitas. In 1932, E.S. Kiener purchased thousands of acres of land in what would
become the La Quinta Cove neighborhood. The area was subdivided into a grid of small vacation home lots. Sixty-three casitas were built between
1935 and 1941, the first residences in the Cove. These casitas were built in the Spanish Colonial Revival style to imitate traditional Spanish style homes.
Based on the date of construction in 1937, and the shape of the front elevation, the residence appears to be one of these original casitas. However,
since construction, the residence has been heavily altered and no longer retains many of the original features seen in other casitas built around the
same time.
The 51573 Avenida Obregon property is associated with the theme of Residential Development (1934-1970s), but it does not possess individual
documented significance in relation to this theme. While the dwelling is located within the proposed La Quinta Cove Historic District, it is a non-
contributor due to significant exterior alterations to elevations facing the public right-of-way. The property is assigned a 6Z status code: Found
ineligible for NRHP, CRHR or Local Register through survey evaluation. The dwelling is considered NRHP / CRHR / Local Register ineligible due to
significant exterior alterations to elevations facing the public right-of-way.
This dwelling is not individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with significant events or patterns of
events in local, regional, state, or national history; not individually eligible under Criterion B/2/B, as it has not been identified as having an association
with an important person; not individually eligible under Criterion C/3/C, as it does not embody the distinctive characteristics of a type, period, or
method of construction; and not individually eligible under Criterion D/4/D, as further study of the dwelling would not appear to yield information
which could be considered important in local, regional, state, or national history. Additionally, the property is not individually eligible under Local
Register Criterion A, as it was not found to exemplify a special element of the City of La Quinta. The dwelling has been substantially altered and no
longer maintains integrity from the historic period.
