*P3a. Description: The one-story single-family residence at 52935 Avenida Navarro is a Contemporary style residence. The building is
largely obscured by a high concrete block privacy wall, and mature landscaping. The building has an asymetrical flat roof with a broad
overhanging eave and exposed rafter ends. Exterior walls are clad in white stucco. It has an attached garage. Based on Google Earth street
photography from 2019, there is one window with wide trim at the front elevation, and two horizontal sliding windows at the north elevation.
Photography from 2019, shows an enclosed, wood front patio area. There is a high wood gate leading to the front patio space. Character
defining features of Contemporary style homes that can be seen in the subject property include the flat roof and the attached garage

The 52935 Avenida Navarro property was researched at the City of La Quinta, the La Quinta Historical Society, the La Quinta Public Library, and
via online archives including Coachella Valley Telephone Directories (1946-1957), City of La Quinta building permits, regional newspapers within
the UC Riverside California Digital Newspaper Collection, aerial imagery from ca. 1930s forward, and the Riverside County Assessor's Office
online property search. Results are limited. The property is not listed in available Coachella Valley Telephone Directories. See Continuation
Sheet for significance and integrity conclusions.
*B6. Construction History: The subject property was constructed in 1950. The subject property was first seen on historic aerial images
in 1953. The 1959 historic aerial shows the property with the same building plan as can be seen in 2021 aerials. It appears that in 1959, the
property boundary was larger than in 2022, with a non-extant fence extending south and including part of what is now the neighboring 52945
Avenida Navarro property. Between construction and 1972, historic aerials show that the subject property was the only improved lot on the
block. In 1966, property owner, D. Cowards, obtained a permit to install a pool (Permit No. 143176). Between 1972 and 1978, the area began
to rapidly develop with at least 12 lots improved on the block, including the two on either side of the subject property. In 2003, property owner
Billy Scott obtained a permit to reroof the dwelling, with work completed by Alpine Roof Company (Permit No. 0305-180). In 2008, an
unlisted property owner obtained a permit to demolish the front and side walls of the garage in order to convert it back to a carport (Permit
No. 08-0196). However, the current survey shows that this garage conversion did not take place. Between 2019 and 2021, a large privacy wall
had been constructed around the front of the residence.

Past owners and occupants include: D. Cowards (1966; Permits), Billy Scott (2003; Permits). D. Cowards owned the residence in 1966. Billy Scott
owned the property in 2003. Christopher Bolo is listed as the current owner (2022;ParcelQuest).
The home was built in the Contemporary style within the Santa Carmelita Unit 15 tract, recorded in 1936, and is within the La Quinta Cove
neighborhood. In 1932, E.S. Kiener purchased thousands of acres of land in what would become the La Quinta Cove neighborhood. The area was
subdivided into a grid of small vacation home lots. Sixty-three casitas were built between 1935 and 1941, the first residences in the Cove. These casitas
were built in the Spanish Colonial Revival style to imitate traditional Spanish style homes. In the following years, the La Quinta Cove neighborhood
would continue to infill with single family residence, constructed in a wide variety of architectural styles.
The dwelling was constructed within the proposed La Quinta Cove Historic District during the period of significance, but the architectural style was
not consistent with the Spanish Colonial Revival style associated with early development within the Cove between 1934 and 1950. The dwelling is
associated with the theme of Residential Development (1934-1970s), but it does not possess individual documented significance in relation to this
theme. The property is assigned a 6Z status code: Found ineligible for NRHP, CRHR or Local Register through survey evaluation.
The dwelling is not individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with significant events or patterns of
events in local, regional, state, or national history; not individually eligible under Criterion B/2/B, as it has not been identified as having an association
with an important person; not individually eligible under Criterion C/3/C, as it does not embody the distinctive characteristics of a type, period, or
method of construction; and not individually eligible under Criterion D/4/D, as further study of the dwelling would not appear to yield information
which could be considered important in local, regional, state, or national history. Additionally, the property is not individually eligible under Local
Register Criterion A, as it was not found to exemplify a special element of the City of La Quinta. Due to limited visibility during the current survey, the
integrity of the dwelling could not be determined.
