*P3a. Description: The one-story single-family residence at 51045 Avenida Ramirez was constructed in the Tract Ranch style. It has a
rectangular plan with a low-pitched side-gable roof. The front elevation is clad in vertical wood siding with a portion clad in decorative
horizontal wood planks. Original windows have been replaced with modern faux multi-lite windows. There is a large bay window at the front
elevation. The driveway leads directly to the front elevation of the home which was originally a covered carport or attached garage. The
building has a similar plan to 51046 Avenida Ramirez (located across the street) which has a covered carport in the same position. The
character defining features of Tract Ranch style homes that can be seen in the subject property include the broad horizontal massing, the
single-story form, and the low-pitched side-gable roof.

The 51045 Avenida Ramirez property was researched at the City of La Quinta, the La Quinta Historical Society, the La Quinta Public Library, and
via online archives including Coachella Valley Telephone Directories (1946-1957), City of La Quinta building permits, regional newspapers within
the UC Riverside California Digital Newspaper Collection, aerial imagery from ca. 1930s forward, and the Riverside County Assessor's Office
online property search. Results are limited. The property is not listed in available Coachella Valley Telephone Directories. See Continuation

*B6. Construction History: The subject property was constructed in 1956. The subject property can first be seen on historic aerials
from 1959. In 1990, property owner Rodney Nason obtained a permit to re-roof the property with work completed by Elizabeth McMadma
(Permit No. 09008). In 2006, the property owner Jim Currie obtained a permit to re-roof the residence (Permit No. 06-2611). In 2006, Currie
obtained an electrical permit (Permit No. 06-4244). The building does not appear to have had any additions since construction; historic aerials
show the residence with the same rectangular footprint. The residence originally had an attached carport at the north elevation. Street
imagery from 2012 and 2022 show the residence with this portion of the front elevation covered with a different material than the rest of the
residence. Further, the 51046 Avenida Ramirez residence across the street from the subject property appears to have a similar form and
apperance with an open carport space. The windows at the front elevation of the subject property appear to be modern era replacements.

Past owners and occupants include: Claudia B. Taylor (1967; Palm Desert Post 26 Jan 1967), Rodney Nason (1990; Permits), Jim Currie (2006; Permits).
Claudia Taylor was living at the subject property when she passed away in 1967. Rodney Nason owned the property in 1990. Nason, from Indio, CA,
married Shannon C. Rowland in 1986 (Desert Sun, 30 June 1986). Jim Currie owned the property in 2006.
The home was built in the Tract Ranch style within the Santa Carmelita Unit 9 tract, recorded in 1934, and is within the La Quinta Cove neighborhood.
In 1932, E.S. Kiener purchased thousands of acres of land in what would become the La Quinta Cove neighborhood. The area was subdivided into a
grid of small vacation home lots. Sixty-three casitas were built between 1935 and 1941, the first residences in the Cove. These casitas were built in the
Spanish Colonial Revival style to imitate traditional Spanish style homes. In the following years, the La Quinta Cove neighborhood would continue to
infill with single family residence, constructed in a wide variety of architectural styles. The subject property was constructed in 1956.
While the 51045 Avenida Ramirez property is located within the proposed La Quinta Cove Historic District, it is a non-contributor due to its
architectural style and date of construction. The dwelling is associated with the theme of Residential Development (1934-1970s), but it does not
possess individual documented significance in relation to this theme. The property is assigned a 6Z status code: Found ineligible for NRHP, CRHR or
Local Register through survey evaluation.
The dwelling is not individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with significant events or patterns of
events in local, regional, state, or national history; not individually eligible under Criterion B/2/B, as it has not been identified as having an association
with an important person; not individually eligible under Criterion C/3/C, as it does not embody the distinctive characteristics of a type, period, or
method of construction; and not individually eligible under Criterion D/4/D, as further study of the dwelling would not appear to yield information
which could be considered important in local, regional, state, or national history. Additionally, the property is not individually eligible under Local
Register Criterion A, as it was not found to exemplify a special element of the City of La Quinta. As the dwelling has had substantial alterations to the
front elevation, it no longer maintains integrity from the historic period.
