*P3a. Description: The 54800 Avenida Obregon property is a one-story single-family residence constructed in the Custom Ranch
architecture style. It has an L-shaped plan with a flat roof. The exterior walls are clad in stucco. The residence's L-form creates a large open
space between the building's two massings at the front of the property. The home has a recessed entry that is covered with a decorative
metal gate. The residence has one large horizontal sliding window, and one small horizontal sliding window at the front elevation. The south
massing of the residence is an attached garage. Character defining features of Custom Ranch style homes that can be seen in the subject
property include a wide massing, the single-story form, the L-shaped form, and the attached carport.

The 54800 Avenida Obregon property was researched at the City of La Quinta, the La Quinta Historical Society, the La Quinta Public Library,
and via online archives including Coachella Valley Telephone Directories (1946-1957), City of La Quinta building permits, regional newspapers
within the UC Riverside California Digital Newspaper Collection, aerial imagery from ca. 1930s forward, and the Riverside County Assessor's
Office online property search. Results are limited. The property is not listed in available Coachella Valley Telephone Directories. See

*B6. Construction History: The subject property was constructed in 1964. The residence is first seen on historic aerial images from
1965. In this image, the residence is show to have an "L" shaped plan; current aerials show a small addition at the rear elevation that is not
seen in aerials from 1965. In 1987, property owner Tom Lyle obtained a permit to install a pool with work completed by Fisher Pools (Permit
No. 003135). In 1987, property owner Tom & Shirley Lyle obtained a permit to construct a wood fence with work completed by Griffith Fence
Company (Permit No. 003213). In 1998, property owner Shari L. Pugh obtained a permit for a sewer connection with work completed by A-1
Cesspool Service (Permit No. 9801-003). In 2009, property owner Edward White obtained a general remodel permit for the residence (Permit
No. 09-0355). In 2010, White obtained a permit to construct a wall / fence (Permit No. 10-0932). In 2011, White obtained a mechanical permit
with work completed by General Air Conditioning (Permit No. 11-1116). Since 2012, the residence has been painted, but there do not appear
to have been any additional changes to the residence.

Past owners and occupants include: Tom Lyle and Shirley Lyle (1987; Permits), Clifford T. Lyle and Shirley A. Lyle (1993; Desert Sun), Shari L. Pugh
(1998; Permits), Edward White (2009-2011; Permits). Tom and Shirley Lyle owned the residence in 1987. Clifford and Shirley Lyle owned the property
in 1993. In 1980, Shirley was working as an interior designer specializing in decorating second homes (Desert Sun, 26 April 1980). Shari L. Pugh owned
the property in 1998. Edward White owned the property between 2009 and 2011.
The home was built in the Custom Ranch style within the Santa Carmelita Unit 25 tract, recorded in 1938, and is within the La Quinta Cove
neighborhood. In 1932, E.S. Kiener purchased thousands of acres of land in what would become the La Quinta Cove neighborhood. The area was
subdivided into a grid of small vacation home lots. Sixty-three casitas were built between 1935 and 1941, the first residences in the Cove. These casitas
were built in the Spanish Colonial Revival style to imitate traditional Spanish style homes. In the following years, the La Quinta Cove neighborhood
would continue to infill with single family residence, constructed in a wide variety of architectural styles. The subject property was constructed in
1964.
While the 54800 Avenida Obregon property is located within the proposed La Quinta Cove Historic District, it is a non-contributor due to its
architectural style and date of construction. The dwelling is associated with the theme of Residential Development (1934-1970s), but it does not
possess individual documented significance in relation to this theme. The property is assigned a 6Z status code: Found ineligible for NRHP, CRHR or
Local Register through survey evaluation.
The dwelling is not individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with significant events or patterns of
events in local, regional, state, or national history; not individually eligible under Criterion B/2/B, as it has not been identified as having an association
with an important person; not individually eligible under Criterion C/3/C, as it does not embody the distinctive characteristics of a type, period, or
method of construction; and not individually eligible under Criterion D/4/D, as further study of the dwelling would not appear to yield information
which could be considered important in local, regional, state, or national history. Additionally, the property is not individually eligible under Local
Register Criterion A, as it was not found to exemplify a special element of the City of La Quinta. As the dwelling has not been substantially altered, it
maintains integrity from the historic period.
