*P3a. Description: The one-story single-family home at 52569 Avenida Vallejo is a Minimal Traditional style home with a low-pitch,
hipped roof. Exterior walls are clad in blue stucco. An extended eave over the front entrance supported by two narrrow posts creates a small
entrance porch. There are two large arched windows, and one large metal horizontal sliding window at the front elevation. Character defining
features of minimal traditional homes that can be seen in the subject property include the compact massing, the low-pitched hipped roof, the
stucco exterior walls, and the small entrance porch.

The 52569 Avenida Vallejo property was researched at the City of La Quinta, the La Quinta Historical Society, the La Quinta Public Library, and
via online archives including Coachella Valley Telephone Directories (1946-1957), City of La Quinta building permits, regional newspapers within
the UC Riverside California Digital Newspaper Collection, aerial imagery from ca. 1930s forward, and the Riverside County Assessor's Office
online property search. Results are limited. The property is not listed in available Coachella Valley Telephone Directories. See Continuation

*B6. Construction History: The subject property was constructed in 1958. The residence is first seen in historic aerials from 1959.
Subsequent historic aerials, up to 1978, do not show any significant alterations to the building's form. In 1990, property owner Andy Ysiano
obtained a permit to complete interior repairs to the residence (Permit No. 08722). In 2009, property owner Ryan Bryl obtained an electrical
permit with the work completed by Adobe Electric (Permit No. 09-0020). In 2014, Bryl obtained a permit to re-roof the residence (Permit No.
14-0291). The fixed windows at the front elevation are modern era replacements.

Past owners and occupants include: Andy Ysiano Jr. (1990; Permits), Ryan Bryl (2009-2014; Permits). Andy Ysiano Jr. owned the property in 1990.
Ysiano was the son of Andres "Andy" Ysiano of Indio (Desert Sun, 03 March 1990). Ryan Bryl owned the property between 2009 and 2014.
The home was built in the Minimal Traditional style within the Santa Carmelita Unit 10 tract, recorded in 1934, and is within the La Quinta Cove
neighborhood. In 1932, E.S. Kiener purchased thousands of acres of land in what would become the La Quinta Cove neighborhood. The area was
subdivided into a grid of small vacation home lots. Sixty-three casitas were built between 1935 and 1941, the first residences in the Cove. These casitas
were built in the Spanish Colonial Revival style to imitate traditional Spanish style homes. In the following years, the La Quinta Cove neighborhood
would continue to infill with single family residence, constructed in a wide variety of architectural styles. The subject property was constructed in
1958.
While the 52569 Avenida Vallejo property is located within the proposed La Quinta Cove Historic District, it is a non-contributor due to its architectural
style and date of construction. The dwelling is associated with the theme of Residential Development (1934-1970s), but it does not possess individual
documented significance in relation to this theme. The property is assigned a 6Z status code: Found ineligible for NRHP, CRHR or Local Register
through survey evaluation.
The dwelling is not individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with significant events or patterns of
events in local, regional, state, or national history; not individually eligible under Criterion B/2/B, as it has not been identified as having an association
with an important person; not individually eligible under Criterion C/3/C, as it does not embody the distinctive characteristics of a type, period, or
method of construction; and not individually eligible under Criterion D/4/D, as further study of the dwelling would not appear to yield information
which could be considered important in local, regional, state, or national history. Additionally, the property is not individually eligible under Local
Register Criterion A, as it was not found to exemplify a special element of the City of La Quinta. The fixed windows at the front elevation are a
prominent feature of the residence. As they have been replaced, it alters the historic integrity. As such, the dwelling maintains a moderate level of
integrity from the historic period.
