*P3a. Description: The one-story single-family residence at 52913 Avenida Vallejo is a Tract Ranch style home. The home has low-pitched
side-gable roof with an extended overhanging eave creating a covered carport and front porch. The porch roof is supported by narrow posts.
The front entry is centered on the front façade. The front elevation features modern faux multi-lite windows. There is a chimney extending
from the side elevation. The exterior walls are clad in tan stucco with a white roof. The residence is considered a tract home and nearby
residences, such as 52961 Avenida Vallejo, look very similar to the subject property. Character defining features of a Tract Ranch home that
can be seen in the subject property include the horizontal massing, the single-story form, the low-pitched side-gable roof with broad
overhanging eaves, the attached carport, and stucco exterior walls.

The 52913 Avenida Vallejo property was researched at the City of La Quinta, the La Quinta Historical Society, the La Quinta Public Library, and
via online archives including Coachella Valley Telephone Directories (1946-1957), City of La Quinta building permits, regional newspapers within
the UC Riverside California Digital Newspaper Collection, aerial imagery from ca. 1930s forward, and the Riverside County Assessor's Office
online property search. Results are limited. The property is not listed in available Coachella Valley Telephone Directories. See Continuation

*B6. Construction History: The subject property was constructed in 1950. The subject property first appears on historic aerial images
in 1953. Based on the 1953 aerial, it appears that that the residence has been expanded at the rear; however, due to the low quality of the
image, this cannot be definitively determined. In 1989, property owner, Penny L. Merrill, obtained a permit for the installation of a septic tank
with work completed by Dateland Construciton (Permit No. 05757). In 1996, Penny Merrill obtained a permit for a sewer hook up with the
work completed by Tri Star Construction (Permit No. 52913). In 2001, property owner, Tarren Merrill, obtained a permit for fire escape
compliant window replacement with work completed by Zeus Construction Co. (Permit No. 0111-106). In 2002, Tarren Merrill obtained a
permit for the installation of electrical circuits with work completed by David B. Kortz (Permit No. 0204-120). The windows at the front
elevation of the subject property appear to be historic era. According to 2016 Google Earth images, there have not been any alterations since
2016.

Past owners and occupants include: Penny L. Merrill (1989-1996;Permits),Tarran Merrill (1996-2022; Permits, ParcelQuest). Penny Merrill occupied
the residence between 1989 and 1996. Tarran Merrill owned the residence between 1996 and 2022. In 1996, Tarran Merrill was operating a business
named "American Iron Art" in Palm Desert (Palm Desert Post, 05 Dec 1996).
The home was built in the Tract Ranch style within the Santa Carmelita Unit 16 tract, recorded in 1936, and is within the La Quinta Cove neighborhood.
In 1932, E.S. Kiener purchased thousands of acres of land in what would become the La Quinta Cove neighborhood. The area was subdivided into a
grid of small vacation home lots. Sixty-three casitas were built between 1935 and 1941, the first residences in the Cove. These casitas were built in the
Spanish Colonial Revival style to imitate traditional Spanish style homes. In the following years, the La Quinta Cove neighborhood would continue to
infill with single family residence, constructed in a wide variety of architectural styles.
The dwelling was constructed within the proposed La Quinta Cove Historic District during the period of significance, but the architectural style was
not consistent with the Spanish Revival style associated with early development within the Cove between 1934 and 1950. The dwelling is associated
with the theme of Residential Development (1934-1970s), but it does not possess individual documented significance in relation to this theme. The
property is assigned a 6Z status code: Found ineligible for NRHP, CRHR or Local Register through survey evaluation.
The dwelling is not individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with significant events or patterns of
events in local, regional, state, or national history; not individually eligible under Criterion B/2/B, as it has not been identified as having an association
with an important person; not individually eligible under Criterion C/3/C, as it does not embody the distinctive characteristics of a type, period, or
method of construction; and not individually eligible under Criterion D/4/D, as further study of the dwelling would not appear to yield information
which could be considered important in local, regional, state, or national history. Additionally, the property is not individually eligible under Local
Register Criterion A, as it was not found to exemplify a special element of the City of La Quinta. As the dwelling has not been substantially altered,
this dwelling maintains integrity from the historic period.
