*P3a. Description: The one-story single-family residence at 52637 Avenida Villa is a Tract Ranch home. The building features a low-
pitched side-gable roof with a slight overhanging eave above the main entrance, creating a covered front porch. The front elevation is slightly
recessed at the center to create a distinctive front entry. There are two brick masonry posts supporting the porch roof. The front elevation is
recessed between the main building and the attached four-car garage. Original windows have been replaced with faux multi-lite windows.
Exterior walls are clad in tan stucco and the roof is covered with brown asphalt shingles. Character defining features of Tract Ranch style
homes that can be seen in the subject property include a single-story building with wide horizontal massing, a low-pitched side-gable roof
with a braod overhanging eaves, an attached garage, and stucco exterior walls.

The 52637 Avenida Villa property was researched at the City of La Quinta, the La Quinta Historical Society, the La Quinta Public Library, and via
online archives including Coachella Valley Telephone Directories (1946-1957), City of La Quinta building permits, regional newspapers within the
UC Riverside California Digital Newspaper Collection, aerial imagery from ca. 1930s forward, and the Riverside County Assessor's Office online
property search. Results are limited. The property is not listed in available Coachella Valley Telephone Directories. See Continuation Sheet for

*B6. Construction History: The subject property was constructed in 1950. In 1974, property owner K.A. Smith obtained a permit for an
addition to the property (Permit No. 242905). In 1985, the property owner, Thomas Stone, obtained a permit to install a furnace and a gas line
(Permit No. 002728). In 1986, Stone obtained a permit to construct a block wall (Permit No. 002586). In 1987, Thomas and Karen Stone
obtained a permit to construct a pool and spa with the work completed by Sunair Pools (Permit No. 003090). In 2000, Thomas Stone obtained
a permit for a lattice patio cover (Permit No. 0005-146). In 2001, Stone obtained a permit for a sewer connection (Permit No. 0102-210). In
2001, Stone obtained a permit for a residential addition (Permit No. 0111-042). According to historic aerial images, this appears to be the
north elevation of the residence. In 2003, Stone obtained a permit to reroof the property (Permit No. 0310-256). In 2018, property owner,
Diego Cueto, obtained a permit for an electrical panel changeout (Permit No. 2018-0010). The windows and doors at the front elevation are
modern era replacements.

Past owners and occupants include: K.A. Smith (1974; Permits), Thomas & Karen Stone (1985-2003; Permits), Diego Cueto (2018-2022; Permits,
ParcelQuest). K.A. Smith occupied the residence in 1974. Thomas and Karen Stone occupied the residence between 1985 to 2003. In 2006, Karen
Stone was employed as a budget analyst for the Desert Sand Unified School District (The Desert Sun, 21 Dec 2006). Diego Cueto, the current owner,
has owned the property since 2018.
The home was built in the Tract Ranch style within the Santa Carmelita Unit 15 tract, recorded in 1936, and is within the La Quinta Cove neighborhood.
In 1932, E.S. Kiener purchased thousands of acres of land in what would become the La Quinta Cove neighborhood. The area was subdivided into a
grid of small vacation home lots. Sixty-three casitas were built between 1935 and 1941, the first residences in the Cove. These casitas were built in the
Spanish Colonial Revival style to imitate traditional Spanish style homes. In the following years, the La Quinta Cove neighborhood would continue
to infill with single family residence, constructed in a wide variety of architectural styles.
The dwelling was constructed within the proposed La Quinta Cove Historic District during the period of significance, but the architectural style was
not consistent with the Spanish Colonial Revival style associated with early development within the Cove between 1934 and 1950. The dwelling is
associated with the theme of Residential Development (1934-1970s), but it does not possess individual documented significance in relation to this
theme. The property is assigned a 6Z status code: Found ineligible for NRHP, CRHR or Local Register through survey evaluation.
The dwelling is not individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with significant events or patterns of
events in local, regional, state, or national history; not individually eligible under Criterion B/2/B, as it has not been identified as having an association
with an important person; not individually eligible under Criterion C/3/C, as it does not embody the distinctive characteristics of a type, period, or
method of construction; and not individually eligible under Criterion D/4/D, as further study of the dwelling would not appear to yield information
which could be considered important in local, regional, state, or national history. Additionally, the property is not individually eligible under Local
Register Criterion A, as it was not found to exemplify a special element of the City of La Quinta. The dwelling has not been substantially altered and
maintains integrity from the historic period.
