*P3a. Description: The one-story single-family residence at 53908 Avenida Villa is constructed in the Tract Ranch style, with
customization. The building has a low-pitched hipped roof with a broad overhanging eave. The residence has a rectangluar plan and exterior
walls are clad in stucco. The front facade features three large picture windows. An extended eave over the entry creates a covered front porch
supported by stucco columns. The building has an attached covered carport. The main entrance is at the center of the building. Character
defining features of Tract Ranch style homes that can be seen in the subject property include the broad horizontal massing, the single-story
form, the low-pitched hipped roof with a broad overhanging eaves, and attached carport.

The 53908 Avenida Villa property was researched at the City of La Quinta, the La Quinta Historical Society, the La Quinta Public Library, and via
online archives including Coachella Valley Telephone Directories (1946-1957), City of La Quinta building permits, regional newspapers within the
UC Riverside California Digital Newspaper Collection, aerial imagery from ca. 1930s forward, and the Riverside County Assessor's Office online
property search. Results are limited. The property is not listed in available Coachella Valley Telephone Directories. See Continuation Sheet for

*B6. Construction History: The subject property was constructed in 1952. The subject property is first seen on historic aerial images
from 1954. At that time, the building had a rectangular plan with a small extention towards the rear. Historic aerial images show that post-
1978, the subject property was extended towards the rear. In 1991, property owner Molly McNeilly obtained a permit for a sewer hookup with
the work completed by Gosh Construction Corporation (Permit No. 09250).Based on aerial imagery from 2003, there was a long addition
added the the rear of the residence, expanding towards the rear of the property. Google Earth street imagery shows that since 2019, the front
elevation windows have been repalaced.

Past owners and occupants include: Thomas C. Eaves (1967; Desert Sun 15 July 1967), Molly McNeilly (1991; Permits). Thomas C. Eaves owned the
property in 1967; while living at the property, Eaves graduated from Southern California Edison Company's Hydrulic Test School. Eaves worked as an
Auto Serviceman in Palm Springs. Molly McNeilly owned the property in 1991.
The home was built in the Tract Ranch style within the Santa Carmelita Unit 23 tract, recorded in 1944, and is within the La Quinta Cove neighborhood.
The residence is one of the original La Quinta Cove casitas. In 1932, E.S. Kiener purchased thousands of acres of land in what would become the La
Quinta Cove neighborhood. The area was subdivided into a grid of small vacation home lots. Sixty-three casitas were built between 1935 and 1941,
the first residences in the Cove. These casitas were built in the Spanish Colonial Revival style to imitate traditional Spanish style homes. In the
following years, the La Quinta Cove neighborhood would continue to infill with single family residence, constructed in a wide variety of architectural
styles. The subject property was constructed in 1952.
While the 53908 Avenida Villa property is located within the proposed La Quinta Cove Historic District, it is a non-contributor due to its architectural
style and date of construction. The dwelling is associated with the theme of Residential Development (1934-1970s), but it does not possess individual
documented significance in relation to this theme. The property is assigned a 6Z status code: Found ineligible for NRHP, CRHR or Local Register
through survey evaluation.
The dwelling is not individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with significant events or patterns of
events in local, regional, state, or national history; not individually eligible under Criterion B/2/B, as it has not been identified as having an association
with an important person; not individually eligible under Criterion C/3/C, as it does not embody the distinctive characteristics of a type, period, or
method of construction; and not individually eligible under Criterion D/4/D, as further study of the dwelling would not appear to yield information
which could be considered important in local, regional, state, or national history. Additionally, the property is not individually eligible under Local
Register Criterion A, as it was not found to exemplify a special element of the City of La Quinta. As the dwelling has had minor alterations since
construction, it maintains a moderate level of integrity from the historic period.
