*P3a. Description: The one-story single-family residence at 77435 Calle Colima is a Tract Ranch style home. The residence has an L-
shaped plan with a low-pitched side-gabled roof. Exterior walls are clad in white stucco. The front façade has a recessed front entry and large
porch under the main roof, with the roof supported by wide, stucco-clad posts. There are two rectangular horizontal sliding windows topped
with black awnings, and a large square window at the front elevation. Directly adjacent to the front door is a narrow glass block window. The
residence has an attached garage. Character defining features of Tract Ranch style homes that can be seen in the subject property include the
wide horizontal massing, the single-story form, the low-pitched gable roof, and the attached garage.

The 77435 Calle Colima property was researched at the City of La Quinta, the La Quinta Historical Society, the La Quinta Public Library, and via
online archives including Coachella Valley Telephone Directories (1946-1957), City of La Quinta building permits, regional newspapers within the
UC Riverside California Digital Newspaper Collection, aerial imagery from ca. 1930s forward, and the Riverside County Assessor's Office online
property search. Results are limited. The property is not listed in available Coachella Valley Telephone Directories. See Continuation Sheet for

*B6. Construction History: The subject property was constructed in 1959. The residence was first seen on historic aerials from 1959.
This aerial, from the year of construction, shows the residence without the rear addition. Historic aerials show that by 1965, a rear addition
had been constructed. Historic aerials from 1972, 1978, and 2003 do not show any substantial changes to the residence. In 1983, property
owner Charles Carpenter applied for a permit to install a solar system with the work completed by Northland Environmental (Permit No.
0108). In 1987, property owner Roxie applied for a permit for a septic tank sepage pit with the work completed by Dateland Construction
(Permit No. 003287). In 2003, property owners David and Susan Brudvik applied for a permit for a general remodel of the residence (Permit
No. 0308-010). This construction included the conversion of the carport to an enclosed garaged and a partial living space. In 2004, David
Brudvik applied for a permit to construct a garden wall (Permit No. 04-6656). In 2015, Susan Brudvik applied for a permit for a HVAC
changeout (Permit No. 2015-0227). In 2019, the property owner, CV Home Buyers, applied for a permit to construct a new pool with the work
completed by Blue Dream Pools & Spas Corporation (Permit No. 2019-0182). In 2020, property owner Vassil R. Mitzev applied for a permit for
a panel upgrade with work completed by MHN Lighting (Permit No. 2020-0007). Since 2012, the residence has been painted and the front
door was replaced, with the front yard being replaced with gravel and new plants were put in.

Past owners and occupants include: Charles Carpenter (1983; Permits), Roxie (1987; Permits), David and Susan Brudvik (2003-2015; Permits), CV
Home Buyers (2019; Permits), Vassil R. Mitzev (2020; Permits). Charles Carpenter owned the property in 1983. A Mr. Roxie owned the property in
1987. David and Susan Brudvik owned the property between 2003 and 2015. CV Home Buyers owned the property in 2019. Vassil R. Mitzev owned
the property in 2020 and is listed as the current owner.
The home was built in the Tract Ranch style within the Santa Carmelita Unit 19 tract, recorded in 1937, and is within the La Quinta Cove neighborhood.
In 1932, E.S. Kiener purchased thousands of acres of land in what would become the La Quinta Cove neighborhood. The area was subdivided into a
grid of small vacation home lots. Sixty-three casitas were built between 1935 and 1941, the first residences in the Cove. These casitas were built in the
Spanish Colonial Revival style to imitate traditional Spanish style homes. In the following years, the La Quinta Cove neighborhood would continue to
infill with single family residence, constructed in a wide variety of architectural styles. The subject property was constructed in 1959.
While the 77435 Calle Colima property is located within the proposed La Quinta Cove Historic District, it is a non-contributor due to its architectural
style and date of construction. The dwelling is associated with the theme of Residential Development (1934-1970s), but it does not possess individual
documented significance in relation to this theme. The property is assigned a 6Z status code: Found ineligible for NRHP, CRHR or Local Register
through survey evaluation.
The dwelling is not individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with significant events or patterns of
events in local, regional, state, or national history; not individually eligible under Criterion B/2/B, as it has not been identified as having an association
with an important person; not individually eligible under Criterion C/3/C, as it does not embody the distinctive characteristics of a type, period, or
method of construction; and not individually eligible under Criterion D/4/D, as further study of the dwelling would not appear to yield information
which could be considered important in local, regional, state, or national history. Additionally, the property is not individually eligible under Local
Register Criterion A, as it was not found to exemplify a special element of the City of La Quinta. The dwelling's front facade has been altered with the
enclosure of the carport. As such, it maintains a moderate level of integrity from the historic period.
