*P3a. Description: The 77325 Calle Monterey property is a one-story single-family residence constructed in the Tract Ranch architecture
style. The home has a rectangular plan and a very low-pitched side-gable roof. Exterior walls are sheathed in uncoursed stone masonry and
stucco. It has an attached two-car garage . At the front façade, there is a large fixed picture window, a large horizontal sliding window, and a
6x4 multi-pane steel casement window. The entry is offset and there is a narrow, single pane sidelight window adjacent to the front door. The
roof has a moderate overhang. At the side elevation, there is a rectangular exterior chimney clad in stone siding. Character defining features
of Tract Ranch style homes that can be seen in the subject property include the broad horizontal massing, a single-story form, a low-pitched
gable roof, and an attached garage.

The 77325 Calle Monterey property was researched at the City of La Quinta, the La Quinta Historical Society, the La Quinta Public Library, and
via online archives including Coachella Valley Telephone Directories (1946-1957), City of La Quinta building permits, regional newspapers within
the UC Riverside California Digital Newspaper Collection, aerial imagery from ca. 1930s forward, and the Riverside County Assessor's Office
online property search. Results are limited. The property is not listed in available Coachella Valley Telephone Directories. See Continuation

*B6. Construction History: The subject property was constructed in 1961. The residence is first seen in historic aerials images from
1965. The residence is shown to have the same rectangular plan as seen in current aerial images. The aerial images from 1978 shows a small
addition/ covered space at the northwest corner of the residence; this is not seen in current images. In 1990, property owner Luis Pages
applied for a permit to construct a carport (Permit No. 08222). In 1991, Pages applied for a permit for a sewer hookup (Permit No. 9730). In
1998, Pages applied for a permit to re-roof the residence (Permit No. 9810-117). Based on survey observations, the stone façade and the
horizontal sliding windows at the front elevation are non-original. Google Earth street imagery shows that, since 2012, the residence has been
painted and vegetation has been planted added to the front yard.

Past owners and occupants include: A.L. Corson (1965; Desert Sun, 12 Jan 1965), Luis Pages (1989-1998; Permits, Desert Sun 24 June 1989). A.L (Roy)
Corson owned the property in 1965. Corson was the vice president and manager of the Indio office of the United California Bank (Desert Sun, 22 Jan
1965). Luis Pages owned the property between 1989 and 1998. In 1989, Pages owned a business called Pages Tile operating out of the subject
property.
The home was built in the Tract Ranch style the Santa Carmelita Unit 18 tract, recorded in 1937, and is within the La Quinta Cove neighborhood. In
1932, E.S. Kiener purchased thousands of acres of land in what would become the La Quinta Cove neighborhood. The area was subdivided into a grid
of small vacation home lots. Sixty-three casitas were built between 1935 and 1941, the first residences in the Cove. These casitas were built in the
Spanish Colonial Revival style to imitate traditional Spanish style homes. In the following years, the La Quinta Cove neighborhood would continue to
infill with single family residence, constructed in a wide variety of architectural styles. The subject property was constructed in 1961.
While the 77325 Calle Monterey property is located within the proposed La Quinta Cove Historic District, it is a non-contributor due to its architectural
style and date of construction. The dwelling is associated with the theme of Residential Development (1934-1970s), but it does not possess individual
documented significance in relation to this theme. The property is assigned a 6Z status code: Found ineligible for NRHP, CRHR or Local Register
through survey evaluation.
The dwelling is not individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with significant events or patterns of
events in local, regional, state, or national history; not individually eligible under Criterion B/2/B, as it has not been identified as having an association
with an important person; not individually eligible under Criterion C/3/C, as it does not embody the distinctive characteristics of a type, period, or
method of construction; and not individually eligible under Criterion D/4/D, as further study of the dwelling would not appear to yield information
which could be considered important in local, regional, state, or national history. Additionally, the property is not individually eligible under Local
Register Criterion A, as it was not found to exemplify a special element of the City of La Quinta. As the front elevation has had some alterations, it
maintains a moderate level of integrity from the historic period.
