*P3a. Description: The one-story single-family home at 77595 Calle Nogales is constructed in the Tract Ranch style. The residence has a
low-pitched side-gable roof with wide overhanging eaves. The exterior walls are clad with stucco, with portions of the exterior clad in vertical
wood siding. The building appears to have an attached carport, however, this portion of the residence is partially covered with a tall wood
privacy wall. The wide roof overhang creates a front porch area with a simple railing. There are columns supporting the roof; the two columns
on either side of the entrance have been clad in masonry blocks. There is one large, three pane window at the front elevation, and two large
horizontal sliding windows. The character defining features of Tract Ranch homes that can be seen in the subject property are: the broad
horizontal massing, the single-story form, the low-pitch side-gable roof with a wide overhang, the attached carport, and the stucco siding.

The 77595 Calle Nogales property was researched at the City of La Quinta, the La Quinta Historical Society, the La Quinta Public Library, and via
online archives including Coachella Valley Telephone Directories (1946-1957), City of La Quinta building permits, regional newspapers within the
UC Riverside California Digital Newspaper Collection, aerial imagery from ca. 1930s forward, and the Riverside County Assessor's Office online
property search. Results are limited. The property is not listed in available Coachella Valley Telephone Directories. See Continuation Sheet for

*B6. Construction History: The subject property was constructed in 1951. It is first seen in historic aerials in 1953. At that time, the
subject property had a "T" shaped form. Historic aerials show that between 1978 and 2003, the rear of the property was expanded. Based on
permit history and Google Earth street photography, it appears that this expansion is a a covered patio space. In 1985, a permit was obtained
to construct a garage, to re-roof the property, and to construct a fence for property owner Walter Michaels (Permit No. 001679). In 1987,
Michaels obtained a permit to construct a fireplace (Permit No. 003516). In 1988, Michaels obtained a permit to stucco the garage (Permit No.
04769). In 1991, Michaels obtained a permit for a sewer hookup (Permit No. 9734). In 1994, property owner, Eric Yanez, obtained a permit to
re-roof the residence and construct a patio with the work completed by Coronel Construction (Permit No. 14417). In 1996, Eric and Andriana
Yanez obtained a permit to construct a garden block wall with the work completed by Tom Stone Masonry (Permit No. 9607-039).

Past owners and occupants include: Arthur Bouck (1973; The Desert Sun 04 Jan 1973), Walter Michaels (1985-1991;Permits), Eric and Andriana Yanez
(1994-1996; Permits). Arthur Bouck owned the property in 1973. Walter Michaels owned the property between 1985 and 1991. In 1985, Michaels
owned a business called Glamorous Cabinets, Shutters, Countertops & Door Company, which opperated out of Cathedral City, CA (The Desert Sun,
22 Jan 1985). In 1986, Michaels married Denise Biezunski of Palm Springs (The Desert Sun, 17 Mar 1986). Eric and Andriana Yanez owned the property
between 1994 and 1995. In 1998, the couple owned a business called Economy Window Cleaning, operating out of Indio, CA (The Desert Sun, 03 Nov
1998).
The home was built in the Tract Ranch style within the Santa Carmelita Unit 16 tract, recorded in 1936, and is within the La Quinta Cove neighborhood.
In 1932, E.S. Kiener purchased thousands of acres of land in what would become the La Quinta Cove neighborhood. The area was subdivided into a
grid of small vacation home lots. Sixty-three casitas were built between 1935 and 1941, the first residences in the Cove. These casitas were built in the
Spanish Colonial Revival style to imitate traditional Spanish style homes. In the following years, the La Quinta Cove neighborhood would continue to
infill with single family residence, constructed in a wide variety of architectural styles. The subject property was constructed in 1951.
While the dwelling is located within the proposed La Quinta Cove Historic District, it is a non-contributor due to its architectural style and date of
construction.The dwelling is associated with the theme of Residential Development (1934-1970s), but it does not possess individual documented
significance in relation to this theme. The property is assigned a 6Z status code: Found ineligible for NRHP, CRHR or Local Register through survey
evaluation.
The dwelling is not individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with significant events or patterns of
events in local, regional, state, or national history; not individually eligible under Criterion B/2/B, as it has not been identified as having an association
with an important person; not individually eligible under Criterion C/3/C, as it does not embody the distinctive characteristics of a type, period, or
method of construction; and not individually eligible under Criterion D/4/D, as further study of the dwelling would not appear to yield information
which could be considered important in local, regional, state, or national history. Additionally, the property is not individually eligible under Local
Register Criterion A, as it was not found to exemplify a special element of the City of La Quinta. As the dwelling has had some minor alterations, it
maintains a moderate level of integrity from the historic period.
