*P3a. Description: The 79795 Fiesta Drive property is a one-story wood framed residence. It is a Spanish Styled Ranch dwelling. The
building faces north from the south side of Fiesta Drive. It features an L-shaped floorplan with asymmetrical façade. The dwelling has a low-
pitched cross-gabled roof clad in red terracotta tiles. The roof has a wide open overhang with a facia board and exposed rafters. An attached
garage with a gable end is located on the west side of the front elevation. The exterior of the garage is clad in stucco, with horizontal boards
on the gable ends. The exterior walls are clad in stucco, apart from a recessed entryway, which is clad in brick. The fenetration at the front
elevation consists of modern faux multi-pane vinyl framed sliding window and a pair of wooden front doors with a center panel lites. The
recessed entryway is supported by two undecorated round doric columns. Character defining features of Spanish Styled Ranch style homes
that can be seen on the subject property include: the clay tile roof, brick clad walls, and exposed rafters.

The 79795 Fiesta Drive property was researched at the City of La Quinta, the La Quinta Historical Society, the La Quinta Public Library, and via
online archives including Coachella Valley Telephone Directories (1946-1957), City of La Quinta building permits, regional newspapers within
the UC Riverside California Digital Newspaper Collection, aerial imagery from ca. 1930s forward, and the Riverside County Assessor's Office

replace 125 amp with 200 amps (Permit No. 9804-05). In 1999, property owner Lester C. Cox obtained a permit to abandon the septic tank
and connect the residence to the sewer system, with the work completed by Steffen Plumbing (Permit No. 9707-038). In 2001, property
owner Lester C. Cox obtained a permit to install a new gas line (Permit No. 0110-256). Aerial photography indicates that the dwelling has
retained its essential form over time. However, the vinyl windows are the result of a renovation after initial construction.

Past owners and occupants include: Lester C. Cox Sr. and/or Lester C. Cox Jr. (1998-2001; Permits). Lester Cox Sr. was a mayor of Coachella and a
member of the Indio Chamber of Commerce, Rotary Club, Masonic Order, Elks Club, and Coachella City Council. He was a well known civic leader in
the Coachella Valley who died in 1995. Lester C. Cox Jr. was the owner of Cox Oil Co. and Sunland Screen and Awning. He was mayor of the City of
Coachella from 1976-1977, a member of the Coachella City Council for 8 years, and a member of the Indio Elks Lodge. Lester C. Cox Jr. died in 2007.
The home was built as a Spanish Styled Ranch within the Indian Springs residential subdivision, recorded in 1960-61, and is within the Indian Springs
(previously the Westward Ho Golf Club) neighborhood. The subject property was constructed in 1965 by an unidentified builder utilizing a custom
design.
The dwelling is associated with the theme of Residential Development (1934-1970s), being located in one of La Quinta's first subdivisions after the
development of the Cove, but it does not possess individual documented significance in relation to this theme. The home is associated with Lester C.
Cox Sr. and/or Jr., but it does not meet the threshold of integrity necessary for individual designation. The property is assigned a 6Z status code:

property is not individually eligible under Local Register Criterion A, as it was not found to exemplify a special element of the City of La Quinta. While
the essential form dwelling has not been negatively impacted since initial construction, substantial interior renovations have removed most original
historic material dating to the period of initial construction. Therefore, the property has been substantially altered and does not maintain integrity
from the historic period.
