*P3a. Description: The 48890 Avenida El Nido property is a one-story, wood frame single-family residence. It was built in the
Contemporary style. The building faces northwest from the southeast side of Avenida El Nido. It features an irregular plan with an
asymmetrical façade. The dwelling has a flat roof clad with asphalt and gravel. The roof has broad, overhanging boxed eaves. An attached
garage is located on the north end of the front elevation. The exterior walls are clad with stucco. The fenetration at the front elevation
consists of steel framed fixed-pane windows and a double steel-framed front door with glass panels. The doorway is located beneath a
shallow eave overhang and the front porch is partially enclosed with pierced block walls. Character defining features of Contemporary style
homes that can be seen on the subject property include: asymmetrical façade, broad expanses of uninterrupted wall surfaces, and walls
around the front porch or courtyard.

The 48890 Avenida El Nido property was researched at the City of La Quinta, the La Quinta Historical Society, the La Quinta Public Library, and
via online archives including Coachella Valley Telephone Directories (1946-1957), City of La Quinta building permits, regional newspapers within
the UC Riverside California Digital Newspaper Collection, aerial imagery from ca. 1930s forward, and the Riverside County Assessor's Office
online property search. Results are limited. The property is not listed in available Coachella Valley Telephone Directories. See Continuation

*B6. Construction History: The subject property was constructed in 1962. In 1968, property owner Frank Hart obtained a permit to
install a swimming pool (Permit No. 162367). In 2000, property owner Paul Berge obtained a permit to reroof the residence; the work was
completed by Roof Tile Specialty (Permit No. 0012-003). In 2014, property owner Robert Chambers obtained a permit to install a spa to the
existing pool; the work was completed by JAC Constructors (Permit No.2014-1130). In 2014, Chambers obtained a permit to construct a 90LF
6ft high block wall; the work was completed by Edward J Strzelczyk (Permit No. 2014-1116). In 2014, Chambers obtained a permit to replace
the septic tank; the work was completed by Sewer & Septic Inc (Permit No. 2014-0002). In 2016, Chambers obtained a permit to replace the
200 Amp; the work was completed by JMK Electric (Permit No. 2016-0024). In 2016, the property owner, the David K Newsby Trust, obtained
a permit to construct a detached rear addition; the work was completed by Bradley Construction (Permit No. 2016-0202). Available aerial
photography has indicated that the essential form of the dwelling has remained intact since initial construction. The detached addition is not
visible from the public right-of-way and is differentiated from the original building. The fenestration at the front elevation appears to have
been unaltered since initial construction.

The home was built in a Contemporary style in the La Quinta Country Club subdivision, recorded in 1959, and is within the La Quinta Golf Estates
neighborhood. The subject property was constructed in 1962 by an unidentified builder.
The dwelling is associated with the themes of Residential Development (1934-1970s) and Recreation and Leisure (1926-1970s), being located in La
Quinta's first private country club and the first residential neighborhood associated with club. However, the property does not possess individual
