*P3a. Description: The 49120 Avenida El Nido property is a one-story, wood frame single-family residence. It was built in the Custom
Ranch style. The building faces northwest from the east corner of Avenida El Nido. It features an rectilinear plan with an asymmetrical façade.
The dwelling has a flat roof surrounded by a sloped parapet wall, clad with concrete tile shingles. The roof has slight, overhanging boxed
eaves with facia board. A detached garage with a flat roof is located west of the dwelling. The exterior walls of the dwelling are clad with
stucco. The detached garage is clad with stucco, with columns of brick masonry. The fenetration at the front elevation is obscured by a brick
clad privacy wall that spans the west (front) elevation. Character defining features of Custom Ranch homes that can be seen on the subject
property include: the asymmetrical façade, wood frame construction, and stucco clad walls with brick.

The 49120 Avenida El Nido property was researched at the City of La Quinta, the La Quinta Historical Society, the La Quinta Public Library, and
via online archives including Coachella Valley Telephone Directories (1946-1957), City of La Quinta building permits, regional newspapers within
the UC Riverside California Digital Newspaper Collection, aerial imagery from ca. 1930s forward, and the Riverside County Assessor's Office
online property search. Results are limited. The property is not listed in available Coachella Valley Telephone Directories. See Continuation

*B6. Construction History: The subject property was constructed in 1965. In 1991, property owner MB Buettner obtained a permit to
erect a 20 LF 6ft high garden wall; the work was completed by TA Kennedy Construction (Permit No. 9565). In 1996, Buettner obtained a
permit to erect a garden wall; the work was completed by Tom Stone Masonry (Permit No. 9601-061). In 2005, Buettner obtained a permit to
reroof the residence; the work was completed by Miller & Sons Roofing Inc (Permit No. 05-5036). Aerial photography did not offer any
additional information regarding changes to the property over time. The extent of alterations to the residence could not be determined due
to a lack of visibility.

The home was built as a Custom Ranch in the La Quinta Country Club subdivision, recorded in 1959, and is within the La Quinta Golf Estates
neighborhood. The subject property was constructed in 1965 by an unidentified builder.
The dwelling is associated with the themes of Residential Development (1934-1970s) and Recreation and Leisure (1926-1970s), being located in La
Quinta's first private country club and the first residential neighborhood associated with club. However, the property does not possess individual
