*P3a. Description: The 49295 Avenida Fernando property is a one-story, wood frame single-family residence. It was built in the Post and
Beam style. The building faces southeast from the north side of Avenida Fernando. It features an irregular plan with an asymmetrical façade.
The dwelling has a low-pitched front-gable roof, with flat roof components, clad with a synthetic membrane and topped with an interior
stucco clad chimney. The roof has broad overhanging, open eaves with exposed steel beams. A detached garage is located on the west end of
the front elevation. The exterior walls are clad with stucco, with exterior steel framing. The fenetration at the front elevation consists of steel
framed fixed-pane windows and a double steel-framed front door with glass panels. The entryway is covered by steel beam patio framing.
Windows and doors throughout the property are aluminum or steel frame sliding glass units. Character defining features of Post and Beam
style homes that can be seen on the subject property include: a direct experession of the structural system with steel frames, horizontal
massing, low-pitched roof, a strong interior / exterior connection, floor-to-ceiling glass, and an open interior floor plan.

The 49295 Avenida Fernando property was researched at the City of La Quinta, the La Quinta Historical Society, the La Quinta Public Library,
and via online archives including Coachella Valley Telephone Directories (1946-1957), City of La Quinta building permits, regional newspapers
within the UC Riverside California Digital Newspaper Collection, aerial imagery from ca. 1930s forward, and the Riverside County Assessor's
Office online property search. Results are limited. The property is not listed in available Coachella Valley Telephone Directories. See

*B6. Construction History: The subject property was constructed in 1962. In 2015, property owner Charles Fausel obtained a permit to
change out an electrical panel; the work was completed by Bradley Electric Inc (Permit No. 2015-0022). In 2016, property owner Debbie
Chapman obtained a permit to construct a 433 sq.ft. addition; the work was completed by Hunter Harvey (Permit No. 2016-0300). Aerial
photography did not offer any additional information regarding changes to the property over time. While recent renovation efforts have
replaced much of the original material on the interior and exterior, the form of the original dwelling remains intact.

Past owners and occupants include: Charles Fausel (2015; Permits) and Debbie Chapman (2016; Permits). Charles Fausel was a General Motors
mechanical engineer, chairman for the Citizens for Reagan Committee, and member of the American Foundrymen's Society.
The home was built in a Post and Beam style in the La Quinta Country Club subdivision, recorded in 1959, and is within the La Quinta Golf Estates
neighborhood. The subject property was constructed in 1962 by an unidentified builder.
The dwelling is associated with the themes of Residential Development (1934-1970s) and Recreation and Leisure (1926-1970s), being located in La
Quinta's first private country club and the first residential neighborhood associated with club. However, the property does not possess individual
documented significance in relation to these themes. The property is assigned a 6Z status code: Found ineligible for NRHP, CRHR or Local Register
