*P3a. Description: The 80025 Vista Grande property is a one-story wood frame Spanish Styled Ranch residence. The building faces north
from the south side of Vista Grande. It features an L-shaped plan with an asymmetrical front façade. The dwelling has a low-pitched side-
gabled roof clad with red terracotta tiles. The roof has narrow overhanging open eaves with exposed rafters and a facia board. An attached
garage is located on the west side of the dwelling. The exterior walls are clad with stucco. The fenetration at the front elevation consists of
four one-lite vinyl framed sliding windows and a wood paneled door with central glass panels and two sidelites. The recessed front entryway
is located in the center of the front façade in a stucco archway supported by pillasters and topped with a front-gabled porch roof. Character
defining features of Spanish Styled Ranch style homes that can be seen on the subject property include: the stucco clad walls, terracotta tile
roof, and exposed rafters.

The 80025 Vista Grande property was researched at the City of La Quinta, the La Quinta Historical Society, the La Quinta Public Library, and via
online archives including Coachella Valley Telephone Directories (1946-1957), City of La Quinta building permits, regional newspapers within
the UC Riverside California Digital Newspaper Collection, aerial imagery from ca. 1930s forward, and the Riverside County Assessor's Office
online property search. Results are limited. The property is not listed in available Coachella Valley Telephone Directories. See Continuation

*B6. Construction History: The subject property was constructed in 1969. In 1996, the property owner, the Bank of America, obtained
a permit to reroof the residence, upgrade electrical circuit, and the replace water heater. The work was completed by California Western
Insurance (Permit No. 9603-135). In 2001, property owner Ferman Curiel obtained a permit to abandon the septic tank and connect the
residence to the sewer system (Permit No. 0110-238). In 2002, Curiel obtained a permit to erect a wall (Permit No. 0202-005). In 2004, Curiel
obtained a permit to build a patio cover (Permit No. 04-5437). In 2004, Curiel obtained a permit to reroof the residence (Permit No. 04-
5438). In 2005, Curiel obtained a permit to install a pool. The work was completed by Blue Haven Pools (Permit No. 05-3335). Aerial
photogrpahy indicates that a 2005 remodeling campaign introduced the Spanish style elements to the existing ranch building. All of the
windows and doors are modern replacements added during or after the 2005 remodeling campaign.

Past owners and occupants include: Jerry J. and Muriel M. Norris (1975; Desert Sun) and Ferman Curiel (2001-2005; Permits). Muriel M. Norris was a
member of the National Association of Women in Construction and was employed at Bill's Sanitation for the Indio area with her husband Jerry.
The home was built as a Ranch style home, but later converted to a Spanish Styled Ranch in 2005 within the Desert Date Garden subdivision, originally
recorded in 1924. The subject property was constructed in 1969 by an unidentified builder.
The dwelling is associated with the theme of Residential Development (1934-1970s), being located in one of the early subdivisions outside the Cove
during the mid-20th century. However, the property does not possess individual documented significance in relation to this theme. The property is
assigned a 6Z status code: Found ineligible for NRHP, CRHR or Local Register through survey evaluation.
The dwelling is ineligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with significant events or patterns of events in local,
regional, state, or national history; not individually eligible under Criterion B/2/B, as it has not been identified as having an association with an
