TUP 2024-0007 Rancho La Quinta Temporary Golf Shop (10.29.2024)ta �W CALIFORNIA October 29, 2024 Justin Stelzer Master Association for Rancho La Quinta County Club 79301 Cascadas Circle La Quinta, CA 92253 SUBJECT: TEMPORARY USE PERMIT 2024-0007: RANCHO LA QUINTA COUNTRY CLUB TEMPORARY GOLF SHOP Dear Mr. Stelzer: The City of La Quinta Design and Development Department has reviewed and approved Temporary Use Permit (TUP) 2024-0007, for a temporary Golf Shop located within the Rancho La Quinta Country Club development, The approval of the temporary Golf Shop is granted under Section 9.100.180 of the La Quinta Municipal Code subject to the information on file and attached and the following findings and conditions of approval. FINDINGS • The proposal is consistent with the general plan and provisions of the zoning code. The temporary Golf Shop business is permitted in the Tourist Commercial zone and in Specific Plan Rancho La Quinta 1984-004. • The proposal would not create conditions materially detrimental to the public health, safety and general welfare or injurious to or incompatible with other properties or land uses in the vicinity. CONDITIONS OF APPROVAL: 1. The applicant agrees to defend, indemnify and hold harmless the City of La Quinta ("City"), its agents, officers and employees from any claim, action or proceeding to attack, set aside, void, or annul the approval of this Temporary Use Permit. The City shall have sole discretion in selecting its defense counsel. 2. This Temporary Use Permit shall be valid for a period of two years from the date of this approval. 3. A separate building permit shall be required. Provide a complete Site Plan showing north arrow, property lines and lot dimensions, location of existing curbs, all existing and proposed structures, setback dimensions, and utility locations. ta �W CALIFORNIA 4. Provide electrical information on plan showing: Service panel, ampacity and location; Grounding size, location and method; Conduit size and location from service panel to trailer; Number of conductors, their size, material, and insulation type. See CEC Articles 215, 220, 230, 240, 250 and 310. 5. Trailer information/specifications and anchorage design; A registered design professional is required to stamp and sign each sheet of the anchorage design, and it is required to be specific to the site. 6. Commercial Modular Structures proposed for use require the verification of insignia from the California Department of Housing and Community Development (HCD), the state agency that regulates the construction and certification of factory built housing and commercial structures. 7. Accessible route shall be adjusted to meet Building Codes. Any building, structure, facility, complex or improved area, or portions thereof, which are used by the general public shall be provided with a barrier free design, to ensure that these improvements are accessible to and usable by persons with disabilities. Plans shall fully detail how the proposed construction complies with the California Accessibility Standards defined in Title 24 Chapter 11 B and Federal ADA Regulations. 8. Install portable fire extinguishers with a rating of not less than 2A10BC within 75 feet travel distance to all portions of the floor area. Fire extinguishers shall be serviced and tagged within one-year. 9. The fire access driveway and the existing fire hydrants shall be maintained unobstructed. The City may elect to add Conditions to this application request to mitigate any problems that arise not previously addressed herein. This decision may be appealed to the Planning Commission by any party who submits the necessary paperwork and filing fee of $1,575.00 to this office within 15 days of the date of approval of this permit.
