MUP 2024-0010 Temp Outdoor Storage - Von's 78271 Hwy 111 (01.09.2025) January 9, 2025 Ms. Debbie Navarro 78271 Highway 111 La Quinta, CA 92253 SUBJECT: MINOR USE PERMIT 2024-0010 TEMPORARY HOLIDAY PERIOD OUTDOOR RERIGERATED STORAGE Dear Ms. Navarro: The City of La Quinta Design and Development Department has reviewed and approved Minor Use Permit 2024-0010 for a temporary holiday period outdoor refrigerated storage unit at the Vons grocery store located at 78271 Highway 111. This approval is pursuant to Section 9.100.145 of the La Quinta Municipal Code with the findings and Conditions of Approval contained herein. Findings 1. Consistency with General Plan. The proposed temporary holiday period outdoor refrigerated storage unit located at the rear loading dock of the Vons supermarket is consistent with the General Plan designation of General Commercial (GC) which allows for a wide range of commercial uses. 2. Consistency with Zoning Code. The use of temporary holiday period outdoor storage is consistent with the Regional Commercial (CR) zoning designation of the area with the approval of a Minor Use Permit and serves the local and larger community areas consistent with the intent of the zone. 3. Compliance with CEQA. The proposal is compliant with the requirements of the California Environmental Quality Act (CEQA) and would be exempt from CEQA pursuant to Section 15304(e), Minor Alterations to Land. The use of a temporary holiday refrigerated storage unit is a minor temporary use of the land having negligible or no permanent effects on the environment. 4. Surrounding Uses. Approval of the application will not create conditions materially detrimental to the public health, safety, and general welfare or injurious to or incompatible with other properties or land uses in the vicinity. The proposed use is consistent with other commercial uses in the shopping center. Conditions of Approval 1. A total of one (1) temporary holiday period outdoor refrigerated storage unit will be in use from November 1st to December 31st. The refrigeration unit is a standard semi-truck trailer with a single kingpin. Holiday period storage can occur every year upon issuance of this approval without renewal, provided that the location, quantity, and size of the unit does not change and is consistent with this approval. 2. The temporary holiday period outdoor refrigerated storage unit shall conform with the exterior noise standards for Non-Residential Land Use Districts under Section 9.100.210 of the La Quinta Municipal Code. 3. All electrical wirings must comply with the California Electrical Code as well as Building and Safety Requirements. No zip cords will be allowed. All extension cords must be connected to a circuit protected outlet. Use of generators shall comply with the California Fire Code and Building Code. 4. The temporary holiday period outdoor refrigerated storage unit must be entirely enclosed and located at the rear of and immediately adjacent to the Vons store. The temporary holiday period outdoor refrigerated storage unit shall not obstruct vehicular or pedestrian travel ways, trash enclosures, or other permanent components of a business or building. 5. Operations shall be consistent with statement of operations exhibit and the approved site plan on file.
