MBA 2024-0012 to SDP 2022-0010 Village Hospitality Homes Balcony & Garage Conversion (04.24.2025) April 24, 2025 Ish Coronel Coronel Homes and Designs, Inc. 42760 Madio Street Indio, CA 92201 SUBJECT: MODIFICATION BY APPLICANT 2024-0012 MODIFICATIONS TO VILLAGE HOSPITALITY HOMES Dear Mr. Coronel: The Design and Development Department has reviewed your request to make modifications to the Village Hospitality Homes project under Site Development Permits 2022-0010 & 0011 located south of Calle Tampico on Avenida Martinez, APNs: 773-073-004 & 005. The proposal includes exterior modifications such as the addition of a shade structure, balcony, and removal of a driveway approach. A minor interior modification includes converting one of the two-car garages into a game room. The plan modifications are minor and will not result in a significant change in the original project as approved by the decision-making authority per Section 9.200.090 of the La Quinta Municipal Code. Therefore, the modifications are approved as shown on the attached exhibits, subject to the following conditions of approval: 1. The applicant agrees to defend, indemnify, and hold harmless the City of La Quinta (“City”), its agents, officers and employees from any claim, action or proceeding to attack, set aside, void, or annul the approval of this Modification By Applicant. The City shall have sole discretion in selecting its defense counsel. 2. The City shall promptly notify the applicant of any claim, action or proceeding and shall cooperate fully in the defense. 3. The applicant shall inform the City of La Quinta’s Planning division of any subsequent changes. Additional modifications may require subsequent review and may result in additional conditions(s) of approval. 4. Proposed bridge/balcony between buildings are required to be processed by plan revision on building permits issued for construction. 5. The applicant shall apply for and obtain all necessary City of La Quinta building permits as required. 6. Final fire and life safety conditions will be addressed when the Fire Department reviews plans for the building permit. These conditions will be based on California Fire Code, California Building Code (CBC), and related codes/standards adopted at the time of construction plan submittal.
