The building plans you submitted for the above referenced project have been reviewed and approved by the
Fire Department with the following conditions.
TRACT ACCESS & WATER REQUIREMENTS:
ACCESS
Fire Department emergency vehicle apparatus access road locations and design shall be in accordance with
the California Fire Code, La Quinta Municipal Code and Riverside County Fire Department Standards.
1) Certain designed areas will be required to be maintained as fire lanes and will require approved signs
and/or red painted curbs.
2) Vehicle access gates shall be provided with KNOX Box, Padlock or Key-switch access. Automatic gates
shall also have Opticom IR receivers.
3) Approved street signs shall be installed and visible.
4) No Traffic Calming Devices shall be installed. *Future/proposed traffic calming devices require
approval by the Office of the Fire Marshal.
WATER
1) Fire hydrants shall be installed within 600 feet hose-lay length of the proposed residential units.
2) An observable minimum fire flow shall be present upon testing.
3) Fire hydrant caps shall be in place and marked in accordance with local requirements.
4) Blue roadway reflector shall be installed in the completed roadway to identify the location of all fire
hydrants.
5) Hydrant roadway valve boxes shall have their coverplate or lid exposed and easily accessible.
PRIOR TO PERMIT RELEASE INSPECTION
1) Individual Tract Home (Production) permits will not be released until a Tract Access/Water inspection
has been completed for the affected phase or grouping of lots. Applicant/Contractor shall be responsible
for contacting the Office of the Fire Marshal to schedule inspections. Request for inspections are to be
made at least 48 hours in advance and may be arranged by calling 760-777-7131.
DEFERRED SUBMITTALS REQUIRED
1) A Residential Fire Sprinkler system shall be installed in compliance with CRC R313. CA Licensed
Contractor (C-16) shall submit plans and details for review and approval prior to Rough Inspections.
a. Residential Fire Sprinkler permits may be applied for as Master Plan Types. A single Fire
Sprinkler Master Plan permit for each different plan type may be individually applied for.
Coordinate with the La Quinta Permit Technicians for appropriate application and fee
process.
GENERAL CONDITIONS
1) Property/Unit Addressing shall be provided. Minimum 4-inch tall numbers of contrasting color to their
background shall be posted on the structure when viewable from the roadway, or at the driveway
entrance and maintained visible from both directions of travel.
2) All HOA and Private landscaping shall maintain a minum 3-feet radius clearance around the
circumference of fire protection equipment, that includes fire hydrants.

1) PC-1: Provide complete energy calculations showing compliance with the 2022 California Energy Code for this project.
Due to lack of information in this submittal, a comprehensive review will be performed at the next submittal.
PC-2: Comment continues. Energy documents have been incorporated into the plan set, thank you. The azimuth
orientation of the proposed pv array is called out at 180 degrees (South). I encourage the use of the California Flexible
Installation (CFI) range, which is 150-270 degrees. This is typically the go-to option for tract construction where it is not
possible to achieve one orientation of installation for all homes.
2) PC-1: Energy storage systems (ESS) ready. All single-family residences that include one or two dwelling units shall meet
the following. All electrical components shall be installed in accordance with the Californ ia Electrical Code: 1. At least
one of the following shall be provided: A. ESS ready interconnection equipment with a minimum backed -up capacity of
60 amps and a minimum of four ESS-supplied branch circuits, or B. A dedicated raceway from the main service to a
panelboard (subpanel) that supplies the branch circuits in Section 150.0(s)(2). All branch circuits are permitted to be
supplied by the main service panel prior to the installation of an ESS. The trade size of the raceway shall be not less
than 1 inch. The panelboard that supplies the branch circuits (subpanel) must be labeled “Subpanel shall include all
backed-up load circuits.” 2. A minimum of four branch circuits shall be identified and have their source of supply
collocated at a single panelboard suitable to be supplied by the ESS. At least one circuit shall supply the refrigerator,
one lighting circuit shall be located near the primary egress and at least one circuit shall supply a sleeping room
receptacle outlet. 3. The main panelboard shall have a minimum busbar rating of 225 amps. 4. Sufficient space shall be
reserved to allow future installation of a system isolation equipment/transfer switch within 3 feet of the main
panelboard. Raceways shall be installed between the panelboard and the system isolation equipment/transfer switch
location to allow the connection of backup power source.
PC-2: Comment partially addressed. Note on plans verified, thank you. Please indicate on the single -line diagram a
backup capacity of 60 amps minimum for the solar panel, and indicate the four required back up circuits and the panel
they are to be located in. Refer to code reference above. For reference, 400 amp split main services that have both

main overcurrent devices in the same compartment are no longer permitted in the electrical code (230.71(B)). The
single line only shows one throw for the panel, but I believe the services used in the past, on that tract, have been the
split main type. Clarify which type of main service is being used. Please reach out with any questions regarding this new
requirement.
