CONSTRUCTION WORK HOURS:
1. - ALL WORK CALLED FOR IN THESE PLANS SHALL BE EXECUTED WITH
EXTREME CONCERN FOR CRAFTSMANSHIP AND SAFETY IN FULL
ACCORDANCE WITH THE ADOPTED CODES AND ORDINANCES OF THE
JURISDICTION IN WHICH IT IS BEING CONSTRUCTED.
2. - ALL WORK, WHEATHER SPECIFICALLY CALLED FOR OR NOT, SHALL
BE CONSTRUCTED UNDER THE LATEST EDITION OF THE CALIFORNIA
BUILDING CODE AS ADOPTED BY THE LOCAL GOVERNING AGENCY.
3. - ALL EXTERIOR FLATWORK SHALL HAVE A POSITIVE SLOPE AWAY
FROM THE BUILDING (1% MIN.)
4. - THE GENERAL CONTRACTOR SHALL THOROUGHLY FAMILIARIZE
HIMSELF WITH THIS DOCUMENTS PRIOR TO PROCEEDING WITH ANY
CONSTRUCTION AND SHALL REPORT ANY DISCREPANCIES TO THE
DESIGNER PRIOR TO COMMENCING ANY WORK. SHOULD ANY
DEVIATION BE MADE FROM THESE PLANS WITHOUT THE WRITTEN
CONSENT FROM THE DESIGNER, THE OWNER/ CONTRACTOR ASSUME
ALL RESPONSIBILITY FOR SUCH DEVIATION.
5. - THE GENERAL CONTRACTOR SHALL SUBMIT ____4_____ COPIES OF
SHOP DRAWINGS OF ALL MANUFACTURED ITEMS ( i.e. CABINETS,
TRUSSES, ETC. ) TO THE DESIGNER FOR REVIEW AND APPROVAL
PRIOR TO FABRICATION. THE GENERAL CONTRACTOR WILL BE
RESPONSIBLE TO PROVIDE ADEQUATE TIE FOR REVIEW ( 10 WORKING
DAYS ) OF SUBMITTED ITEMS SO WHEREAS SUCH REVIEW SHALL NOT
ADVERSELY IMPACT THE CONSTRUCTION SCHEDULE.
6. - INFREQUENT SITE VISITS BY THE DESIGNER OR ENGINEER, IN NO
WAY ALLEVIATES THE CONTRACTORS'S RESPONSIBILITY IN REGARDS
TO CODE COMPLIANCE, SAFETY OR THOROUGHNESS.
7. - ALL SUB-CONTACTORS SHALL VISIT THE JOB SITE WITHIN 24 HOURS
PRIOR TO COMMENCING WORK. THE SUB-CONTRACTOR SHALL BE
RESPONSIBLE FOR REVIEWING RELATED TRADES SUB-SURFACE
PREPARATION AND SHALL REPORT ANY NON-CONFORMING
DISCREPANCY TO TO THE GENERAL CONTRACTOR, EXECUTION OF
WORK BY ANY SUB-CONTRACTOR INDICATES ACCEPTANCE OF THE
PREVIOUS TRADES WORK.
8. - THE OWNER AGREES TO HOLD HARMLESS INDEMNIFY, AND DEFEND
THE DESIGNER, HIS EMPLOYEES, AND ENGINEERS AGAINST ANY AND
ALL LIABILITY, CLAIM DAMAGES AND COSTS OF DEFENSE ARISING OUT
OF THE ERRORS OR OMISSIONS, OR NEGLIGENT ACTS CAUSED BY THE
MODIFICATIONS TO THE PLANS AND SPECIFICATIONS.
9. - ANY CHANGE, MODIFICATION OR ALTERATION OF THESE PLANS
SHALL BE AT THE SOLE RISK OF THE PERSON MAKING OR CAUSING
THE SAME AND SHOULD BE REVIEWED BY THE DESIGNER OF RECORD
FOR CONFORMITY WITH THESE PLANS.
10. - VERIFY CONNECTION POINTS FOR POWER TELEPHONE AND CATV
SYSTEMS PRIOR TO CONSTRUCTION APPROXIMATE ONLY LOCATIONS
INDICATED FOR TRANSFORMER LOCATIONS, ETC.
11. - COMPLY WITH ALL UTILITY COMPANY REQUIREMENTS. PROVIDE
ALL RELATED CONDUITS, PULL BOXES AND RISERS.
12. - CONTRACTOR SHALL VERIFY ACTUAL DEPTH AND LOCATION OF
ALL EXISTING UTILITIES PRIOR TO CONSTRUCTION. CALL
UNDERGROUND SERVICE ALERT TOLL FREE (1-800-642-2444)
13. - PRIOR TO TRENCHING, GRADING, EXCAVATING, DRILLING, PIPE
PUSHING, PLANTING TREES, DIGGING FENCE POST HOLES ETC. THEY
WILL SUPPLY INFORMATION OR LOCATE AND MARK ANY
UNDERGROUND FACILITIES.
14. - ALL CONTRACTORS AND/ OR OWNER BUILDERS MUST HAVE A
VALID CERTIFICATE OR WORKER'S COMPENSATION INSURANCE
COVERAGE PRIOR TO THE ISSUANCE OF A BUILDING PERMIT PER
CALIFORNIA LABOR CODE, SECTION 3700.
15. - ALL CONTRACTORS AND SUB-CONTRACTORS SHALL HAVE A
CURRENT CITY BUSINESS LICENSE PRIOR TO PERMIT ISSUANCE PER
CITY MUNICIPAL CODE, TITLE-5.
16. - CONTRACTOR AND/ OR OWNER SHALL PROVIDE A TRASH BIN TO
INSURE PROPER CLEAN-UP OF ALL BUILDING MATERIALS. ( ORDINANCE
& MUNICIPAL CODE )
17. - STORAGE OF BUILDING MATERIALS OF DEBRIS SHALL BE
CONFINED TO THE LOT OF WHICH THE PERMIT IS ISSUED. ADJACENT
VACANT PROPERTIES MAY NOT BE UTILIZED FOR THIS PURPOSE
UNLESS WRITTEN PERMISSION OF THE OWNER IS ON FILE WITH WITH
THE BUILDING DEPARTMENT. THE PUBLIC RIGHT-OF-WAY SHALL BE
MAINTAINED IN CLEAR CONDITION AT ALL TIMES. PER CITY MUNICIPAL

18. - ADDRESS NUMERALS SHALL COMPLY WITH CITY MUNICIPAL
ORDINANCE.

CONNECTOR, GAS VENT, CHIMNEY, AND SHALL NOT TERMINATE INTO A
CRAWL SPACE, ATTIC, OR OTHER CONCEALED SPACE. EXHAUST DUCTS
SHALL NOT BE ASSEMBLED WITH SCREWS OR OTHER FASTENING MEANS
THAT EXTEND INTO THE DUCT AND THAT ARE CAPABLE OF CATCHING LINT,
AND THAT REDUCE THE EFFICIENCY OF THE EXHAUST SYSTEM. EXHAUST
DUCTS SHALL BE CONSTRUCTED OF RIGID METALLIC MATERIAL. TRANSITION
DUCTS USED TO CONNECT THE DRYER TO THE EXHAUST DUCT SHALL BE
LISTED AND LABELED IN ACCORDANCE WITH UL 2158A, OR INSTALLED IN
ACCORDANCE WITH THE CLOTHES DRYER MANUFACTURER'S INSTALLATION
INSTRUCTIONS. CLOTHES DRYER EXHAUST DUCTS SHALL TERMINATE TO
THE OUTSIDE OF THE BUILDING IN ACCORDANCE WITH SECTION 502.2.1 AND
SHALL BE EQUIPPED WITH A BACKDRAFT DAMPER. SCREENS SHALL NOT BE
INSTALLED AT THE DUCT TERMINATION. DEVICES, SUCH AS FIRE OR SMOKE
DAMPERS THAT WILL OBSTRUCT THE FLOW OF THE EXHAUST SHALL NOT BE
USED. WHERE JOINING OF DUCTS, THE MALE END SHALL BE INSERTED IN
THE DIRECTION OF AIRFLOW.
504.4.2 DOMESTIC CLOTHES DRYERS. WHERE A COMPARTMENT OR SPACE FOR
A TYPE 1 CLOTHES DRYER IS PROVIDED, NOT LESS THAN A 4 INCH DIAMETER
(102 MM) EXHAUST DUCT OF APPROVED MATERIAL SHALL BE INSTALLED IN
ACCORDANCE WITH SECTION 504.0.
TYPE 1 CLOTHES DRYER EXHAUST DUCTS SHALL BE OF RIGID METAL AND
SHALL HAVE SMOOTH INTERIOR SURFACES. THE DIAMETER SHALL BE NOT
LESS THAN 4 INCHES NOMINAL (100 MM), AND THE THICKNESS SHALL BE NOT
LESS THAN 0.016 OF AN INCH (0.406 MM).

2.ALL CEILING AND WALL PENETRATIONS SHALL BE CAULKED/SEALED TO PRESERVE
FIRE RATINGS AND WATERPROOF INTEGRITY. THE CONTRACTOR SHALL SUBMIT
SHOP DRAWINGS TO THE GOVERNING INSPECTORS FOR EACH PENETRATION,
WHICH SHOW COMPLETE CONFORMANCE TO THE UL LISTING REQUIREMENTS.
3.ALL WIRING SHALL BE COPPER UNLESS NOTED OTHERWISE. INSULATION SHALL BE
TYPE XHHW OR THHN/THWN. MINIMUM SIZE IS NO. 12 AWG. ALL WIRE SHALL BE
IN CONDUIT UNLESS OTHER WISE NOTED ON THE DRAWINGS, UNDERGROUND
CONDUCTORS MUST BE RATED FOR 90 DEGREE C AS DEFINED FOR "WET
LOCATION" BY THE N.E.C.
4.ALL CONDUITS TO BE METALLIC ELECTRICAL CONDUIT UNLESS NOTED OTHERWISE
ON THE DRAWINGS. MINIMUM SIZE CONDUIT IS 1/2" EMT.
5.UNDERGROUND CONDUIT SHALL BE MINIMUM OF SCHEDULE 40 PVC, 90 DEGREE
C, RATED WITH MINIMUM OF TRENCH COVER N.E.C. TABLE 300-5. ALL
UNDERGROUND JUNCTION/PULL BOXES SHALL BE RATED THE SAME AS THE
ASSOCIATED CONDUIT, MINIMUM SIZE UNDERGROUND CONDUIT IS 3/4".
6.THE CONTRACTOR IS TO VERIFY THE CONDITION OF EXISTING INSTALLATIONS BY
FIELD INSPECTION. THE CONTRACTOR IS TO PROVIDE ALL MATERIAL AND LABOR
NECESSARY FOR A COMPLETE AND FINISHED PROJECT.
7.THE ELECTRICAL CONTRACTOR IS TO VERIFY EXACT LOCATIONS, MOUNTING
HEIGHT, AND ELECTRICAL REQUIREMENTS OF ALL EQUIPMENT PROVIDED BY
OTHERS PRIOR TO ROUGH-IN. ALL WORK IS TO BE COORDINATED WITH THE
SERVING ELECTRICAL, TELEPHONE COMPANIES AND CABLE TV IF REQUIRED. THE
ELECTRICAL CONTRACTOR IS TO PROVIDE DISCONNECT SWITCHES, CONTRACTORS,
STARTERS, TRANSFORMERS, AND ALL OTHER DEVICES AS REQUIRED TO PROVIDE
A COMPLETE INSTALLATION FOR EACH EQUIPMENT, AND IS TO MAKE FINAL
ELECTRICAL CONNECTIONS TO ALL EQUIPMENT.
8.ALL GENERAL USE RECEPTACLES MOUNTED WITHIN 6 FT OF A BASIN OR SINK
SHALL BE G.F.I. PROTECTED. ALL EXTERIOR GENERAL USE RECEPTACLE SHALL BE
G.F.I. PROTECTED ALL EXTERIOR RECEPTACLES SHALL BE WEATHERPROOF.
9.FLUORESCENT LIGHT FIXTURES TO BE SUSPENDED FROM ROOF SUPPORTING
STRUCTURE WITH NOT LESS THAN TWO 12 GAUGE WIRES PER FIXTURE OR FOUR
IF NEEDED. THE CONTRACTOR SHALL PROVIDE AND INSTALL ADDITIONAL EXIT
SIGNS, EMERGENCY LIGHTS AND NIGHT LIGHTS IF REQUIRED BY THE GOVERNING
INSPECTOR.
10.ALL LIGHT FIXTURES, RECEPTACLES AND JUNCTION BOXES, PANEL BOARDS AND
ALL OTHER METALLIC ELECTRICAL APPLIANCES AND DEVICES MUST BE GROUNDED
AS REQUIRED BY SECTION 250 OF THE N.E.C.
11.LIGHT FIXTURE SUBSTITUTION MUST BE OF EQUAL APPLICATION, SIZE, WEIGHT,
AND APPEARANCE.
12. THE CONTRACTOR SHALL COORDINATE ALL WORK WITH THE OWNER'S
REPRESENTATIVE. ALL ELECTRICAL WORK REQUIRING AND OUTAGE SHALL BE
COORDINATED WITH THE OWNER AND THE SERVING UTILITY. THE CONTRACTOR
SHALL PROVIDE ALL NECESSARY TEMPORARY ELECTRICAL EQUIPMENT REQUIRED
TO MAINTAIN CONTINUOUS OPERATION OF EMERGENCY AND/OR FIRE ALARM
SYSTEMS.
13.MATERIALS & INSTALLATION SHALL COMPLY WITH REQUIREMENTS FOR
INSTALLATION IN SEISMIC CATEGORY D.
FURNISH AND INSTALL, INCLUDING LABOR, SUPERVISION, MATERIALS, TOOLS, SERVICES,
TRANSPORTATION, OVERHEAD COSTS, FEES, PLAN CHECK FEES, INSPECTION CHARGES, ROYALTIES
PROFITS, A COMPLETE ELECTRICAL INSTALLATION AS SPECIFIED HEREIN AND INDICATED ON THE
ELECTRICAL DRAWINGS. PERFORM WORK IN AN APPROVED, NEAT, FIRST CLASS, SAFE,
WORKMANSHIP MANNER THAT COMPLIES WITH ALL APPLICABLE LOCAL, STATE, FEDERAL, AND
SERVICING ELECTRICAL AND TELEPHONE UTILITIES, CODES, ORDINANCES, RULES, REGULATIONS,
STANDARDS, ETC. THE ENTIRE ELECTRICAL INSTALLATION SHALL COMPLY WITH OR SURPASS THE
MOST RECENT EDITION OF THE NATIONAL ELECTRICAL CODE AND OCCUPATIONAL SAFETY AND
HEALTH ACT (OSHA).
ALL MATERIAL AND EQUIPMENT FURNISHED BY THE ELECTRICAL CONTRACTOR SHALL BE NEW OF
FIRST-CLASS QUALITY UNLESS NOTED OTHERWISE, FREE FROM DEFECTS AND CONFORM TO
UNDERWRITERS LABORATORIES INC STANDARDS AND BE SO LABELED. MATERIALS, EQUIPMENT NOT
INDICATED OR DRAWINGS OR SPECIFIED HEREIN BUT REQUIRED FOR A SUCCESSFUL AND EFFICIENT
COMPLETION OF THE ELECTRICAL INSTALLATION SHALL BE HELD TO BE IMPLIED AND SHALL BE
FURNISHED AND INSTALLED AT NO ADDITIONAL COST. ENCLOSURES FOR ALL EQUIPMENT SHALL BE
SUITABLE FOR USE INTENDED, AS WATERPROOF FOR EXTERIOR AND WET LOCATIONS. ALL
EQUIPMENT SHALL BE RATED FOR USE INTENDED LIKE VOLTAGE, HORSE POWER, RATING OF
DISCONNECT SWITCHES, ETC.
INCLUDE AND PAY AS DIRECTED ALL COSTS FOR SERVING ELECTRICAL AND TELEPHONE UTILITIES
CHARGERS, INCLUDING ALL ADDITIONAL WORK AND MATERIALS REQUIRED TO PROVIDE COMPLETE

PLUMB. CLEAN LENSES AND/OR REFLECTORS AT COMPLETION. PROVIDE PANEL BOARDS WITH FULL
SIZED BREAKERS AND COPPER BUSSING. LABEL EQUIPMENT AND WIRING PER N.E.C. LABEL
EQUIPMENT WITH MICARTA TAGS, 1/4" ENGRAVED LETTERS. PROVIDE TYPED PANEL DIRECTORIES
AND IDENTIFY ALL CIRCUITS AND SPACES.
THE CONTRACT IS TO INCLUDE ALL CONTINGENCIES WHICH MAY ARISE AND WHICH MAY BE
REQUIRED TO MAKE A COMPLETE ELECTRICAL SYSTEM.
THE ELECTRICAL CONTRACTORS SHALL VISIT SITE AND DETERMINE EXTENT OF THE WORK. AT

TITLE 24 SECTION 2312 (G) AND TABLE 23P USING THE FOLLOWING CRITERIA AS
A MINIMUM.

ON STRUCTURE 30% OPERATING WEIGHT
FLEXIBILY MOUNTED EQUIPMENT - USE 4 TIMES THE ABOVE VALUES

3. WHERE ANCHORAGE DETAILS ARE NOT INDICATED ON THE DRAWINGS THE
FIELD INSTALLATION SHALL BE SUBJECT TO THE APPROVAL OF THE ARCHITECT,
THE MECHANICAL ENGINEER, AND THE FIELD REPRESENTATIVE OF THE OFFICE

2.GAS VENTS AND NONCOMBUSTIBLE PIPING IN WALLS, PASSING THROUGH
THREE FLOORS OR LESS, SHALL BE EFFECTIVELY DRAFT STOPPED AT EACH
FLOOR OR CEILING. CBC Section 711.3
3.WATER HEATER SHALL BE ADEQUATELY BRACED TO RESIST SEISMIC
FORCES, PROVIDE TWO STRAPS (ONE STRAP AT TOP 1/3 OF THE TANK AND
ONE STRAP AT BOTTOM 1/3 OF THE TANK. PER CPC, Section 510.5 AND CMC
Section 504.
4.WATER HEATER SHALL BE PROVIDE WITH A TEMPERATURE AND PRESSURE
RELIEF VALVE AND DRAIN LINE TO EXTEND TO THE OUTSIDE PER IPC
SECTION 608.3 (e).
5.COMBUSTION AIR FOR FUEL BURNING WATER HEATERS WILL BE PROVIDED
IN ACCORDANCE WITH CPC SECTION 507 AND TABLE 5-1".
6.PROVIDE TWO STRAPS( ONE STRAP AT TOP 1/3 OF THE TANK AND ONE
STRAP AT BOTTOM 1/3 OF TANK). CPC, SECTION 510.5
7.ALL WATER PIPES SHALL BE COPPER.
8.ALL SEWER, VENT & WASTE PIPES SHALL BE A.B.S. (SEE PLAN FOR
SPECIFICATIONS.)
9.PROVIDE AN APPROVED RP BACK FLOW PREVENTION ASSEMBLY ON THE
WATER LINE TO THE CARBONATOR. RELIEF VALVE MUST DRAIN TO AN
