MBA 2025-0003 to SDP 2003-783 One-Eleven LQ Restaurant Elevation Modifications (06.05.2025)taQ"fra CALIFORNIA - June 5, 2025 JAG Architecture 15 Hubble Street Suite 200 Irvine, CA 92618 SUBJECT: MBA 2025-0003 PAD RESTAURANT BUILDING REVISION 78772 HIGHWAY 111 Dear Ellie Alikhani: The Design and Development Department has reviewed your request to make modifications to the elevations of pad restaurant building at 78772 Highway 111 within the One -Eleven Shopping Center. The plan modifications are minor and will comply with the spirit and intent of Site Development Permit 2003-0783. The project will result in an addition of interior floor area of 370 square feet, which is less than 10% of the existing area currently being used and will not result in a significant change in the original project as approved. The proposed window treatments, building materials, architectural features and color palette are consistent with existing building as well as the originally approved elevations. The modification is approved as shown on the attached exhibit, subject to the following conditions of approval: The applicant agrees to defend, indemnify, and hold harmless the City of La Quinta ("City"), its agents, officers and employees from any claim, action or proceeding to attack, set aside, void, or annul the approval of this Modification By Applicant. The City shall have sole discretion in selecting its defense counsel. The City shall promptly notify the applicant of any claim, action or proceeding and shall cooperate fully in the defense. 2. The applicant shall conform to all other corresponding conditions of approval for Site Development Permit 2003-0783. 3. Tenant Signs shall require separate permits. All signage shall comply with Sign Program 2002-0668, for pad buildings with a multi -tenant condition. 4. All onsite parking spaces shall be restriped with a double four (4)-inch wide hairpin stripe markings to the satisfaction of the Planning Manager. All onsite parking shall comply with the requirements of La Quinta Municipal Code Section 9.150.080. ta "NW CALIFORNIA - 5. The applicant shall inform the City of La Quinta's Planning Division of any subsequent changes. Additional modifications may require subsequent review and may result in additional condition(s) of approval. 6. The applicant shall apply for and obtain all necessary building permits (BCOM2025-0015) and grading permits as required.
