Subsequently, the map was recorded on September 25, 2024, and the project is currently undergoing rough grading. The Applicant proposes architecture and landscape design for the single-family homes, to be constructed on the existing tract. No changes are being proposed to the project site design, including lot lines, streets, lot numbers, or lot sizes. The Applicant requests SDP approval for the plan types proposed within the development. Architecture The Applicant is proposing three (3) Spanish architectural plan types. There are a total of six (6) color schemes amongst the three architectural plans. The total square footages of the plans range from 4,191 square feet (sf) to 4,332 sf. The architecture incorporates variations in roof line, stone veneers, stucco walls, recessed windows and typical Spanish color palette (Attachment 2). Landscaping Landscaping is proposed within the project site and along Avenue 60 and Madison Street (Attachment 2). The landscape plans consist of the common areas of the project as well as front yard typicals. The assorted species of plants and trees, including palo verde (desert museum), willow acacia, various types of shrubs, and desert cassia, add character and aesthetics to the project meanwhile being consistent with desert palettes throughout the City. The front yard typicals for the homes will include at least three (3) trees per front yard combined with a mixture of shrubs and tan decomposed granite. Prior to final approval of the installation of landscaping, the Landscape Architect of record shall provide the Design and Development Department with a letter stating he/she has personally inspected the installation and that it conforms with the final landscaping plans as approved by the City. If staff determines during final landscaping inspection that adjustments are required in order to meet the intent of the Planning Commission's approval, the Design and Development Director shall review and approve any such revisions to the landscape plan. MAINTENANCE 55. The applicant shall comply with the provisions of LQMC Section 13.24.160 (Maintenance). 56. The applicant shall make provisions for the continuous and perpetual maintenance of common areas, perimeter landscaping up to the curb, access drives, sidewalks, and stormwater BMPs. FEES AND DEPOSITS 57. Permits issued under this approval shall be subject to the provisions of the Development Impact Fee and Transportation Uniform Mitigation Fee programs in effect at the time of issuance of building permit(s). 58. The applicant shall comply with the provisions of LQMC Section 13.24.180 (Fees and Deposits). These fees include all deposits and fees required by the City for plan checking and construction inspection. Deposits and fee amounts shall be those in effect when the applicant makes an application for plan check and permits. I AVENUE 50 D AVENUE i _5 z L LJ 7 W Z o-- ' AVENUE 52 AVENUE 53 w SITE c~n AVENUE 54 w w _ w U W Li Of cRiFr"N';H O z o p N v) z AVENUE z O t" o o AIRPORT BLVD a Q VICINITY MAP N.T.S.
