MA 2025-0010 Garage Height Increase - 54620 Eisenhower Dr. (07.23.2025)ta Q�W CALWORNIT - July 23, 2025 Chris McFadden MFA Architects 75-145 St. Charles Place Palm Desert, CA 92211 SUBJECT: MINOR ADJUSTMENT 2025-0010 54620 EISENHOWER DRIVE Dear Mr. McFadden: The Design and Development Department has reviewed your Minor Adjustment application (MA 2025-0010), pursuant to Section 9.210.040 of the City of La Quinta Zoning Code. REQUEST: Grant up to a 10% adjustment to the maximum building height of a garage addition at an existing single-family home located at 54620 Eisenhower Drive. The maximum building height is being adjusted from 17' to 17'-7", per the attached exhibit. DECISION: Approval is granted for the requested adjustment based on the following findings and subject to the conditions of approval listed below: 1. Minor Adjustment 2025-0010 is consistent with the La Quinta General Plan, in that the subject property is designated Medium/High Density Residential (MHDR) which allows a range of residential uses, including single family dwellings. 2. Minor Adjustment 2025-0010 is consistent with the intent of the La Quinta Zoning Code. The site is within the Cove Residential (RC) zone which has a height limit of 17 feet and the requested adjustment will be conditioned to comply with all other development standards as required under the Zoning Code. 3. Processing and approval of Minor Adjustment 2025-0010 is in compliance with the California Environmental Quality Act (CEQA). The adjustment request falls under CEQA Guidelines Section 15305(a) as a Class 5 Categorical Exemption - "Minor Alterations in Land Use Limitations" - in that the addition of the proposed garage will result in a building height alteration that is less 10% higher than the zoning standard on a site with less than 20% slope. ta Q�W CALWORNIT - 4. Approval of Minor Adjustment 2025-0010 is not detrimental to the public health, safety and general welfare, nor injurious or incompatible with other properties and land use in the vicinity. The adjustments have no impact on health or safety issues and will not affect physical land use characteristics in the vicinity. The adjustment in building height will allow the garage addition to match the architectural elements of the main residence. The proposed addition will be compatible with homes in the vicinity. CONDITIONS OF APPROVAL: 1. A building permit shall be obtained prior to construction. The proposed construction shall comply with all other development standards as required under the La Quinta Zoning Code. Please be advised that the City only approves three Minor Adjustments per lot, regardless of the percentage of the development standard adjusted. This approval relates only to the minor adjustments referenced herein and does not imply any entitlement or approval of a building permit for any structures shown on the plans on file. This approval consists of one Minor Adjustment, as previously described, and only two Minor Adjustments remain. All other development standards of the La Quinta Zoning Code are applicable and shall be adhered to in preparing plans for building plan check.
