MBA 2025-0005 to SDP 1998-623 Keke's Restaurant Exterior Modifications (09.15.2025)

Seattle, WA 98103 SUBJECT: MODIFICATION BY APPLICANT 2025-0005 FOR KEKEIS RESTAURANT IN THE JEFFERSON PLAZA SHOPPING CENTER Dear Mr. Anderson The Design and Development Department has reviewed your request to modify the exterior elevations of the restaurant pad located at 79892 Highway 111 in the Jefferson Plaza shopping center. The proposed changes are considered minor and are consistent with the intent of Site Development Permit 1998-623. The project involves exterior renovations to the former International House of Pancakes (IHOP) building with no increase in square footage or significant changes to the originally approved project. The modification is approved as shown in the attached exhibits and subject to the following conditions of approval: 1. The applicant agrees to defend, indemnify, and hold harmless the City of La Quinta ("City"), its agents, officers and employees from any claim, action or proceeding to attack, set aside, void, or annul the approval of this Modification by Applicant. The City shall have sole discretion in selecting its defense counsel. The City shall promptly notify the applicant of any claim, action or proceeding and shall cooperate fully in the defense. 2. The applicant shall conform to all other corresponding conditions of approval for Site Development Permit 1998-623. 3. The applicant shall inform the City of La Quinta's Planning Division of any subsequent changes. Additional modifications may require subsequent review and may result in additional conditions of approval. 4. The applicant shall apply for and obtain all necessary building permits (BCOM2025- 0031). 5. This approval does not cover exterior signage. A separate permit is required for exterior signage. 6. Landscaping shall comply with the original landscaping plan approved under Site Development Permit 1998-623.
