MA 2025-0014 Setback Decrease - 47330 Via Ravenna (11.18.2025)ta "NW CALIFORNIA November 18, 2025 Tom Rice 44701 San Jose Avenue Palm Desert, CA 92260 SUBJECT: MINOR ADJUSTMENT 2025-0014 47330 VIA RAVENNA Dear Mr. Rice: The Design and Development Department has reviewed your Minor Adjustment application (MA2025-0014) pursuant to Section 9.210.040 of the City of La Quinta Zoning Code. REQUEST: To authorize a maximum 10% reduction to the side yard setback allowing for an attached 303 square foot guest house addition located at 47330 Via Ravenna. The adjustment will allow the proposed addition to be located at a minimum distance of four -feet, six -inches (4'-6") from the side property line. This setback is requested to accommodate the addition of the casita as shown in the attached site plan exhibit. DECISION: Approval is granted for the requested adjustment based on the following findings and subject to the conditions of approval listed below: 1. Minor Adjustment 2025-0014 is consistent with the La Quinta General Plan, in that the proposal does not alter the approved land use for the property or affect land use on surrounding similar properties as the project consists of the construction of an addition to an existing residence within a residential neighborhood of single-family homes. 2. Minor Adjustment 2025-0014 is consistent with the intent of the La Quinta Zoning Code in that the requested adjustment will be conditioned to comply with all other development standards as required under said Zoning Code. 3. The processing and approval of Minor Adjustment 2025-0014 is in compliance with the California Environmental Quality Act (CEQA). The requested adjustment qualifies for a Class 1 Categorical Exemption under CEQA Guidelines Section 15301(e) — "Existing Facilities" — as it involves the addition of an attached guest house to an existing single- family residence in a residential zone. The 303 square foot addition will not result in the expansion of more than 50% of the existing residence (3,296 square feet). ta "NW CALIFORNIA 4. Approval of Minor Adjustment 2025-0014 is not detrimental to the public health, safety and general welfare, nor injurious or incompatible with other properties and land use in the vicinity. The adjustment has no impact on health or safety issues and will not affect physical land use characteristics in the vicinity. This adjustment is compatible with the architectural styles of the neighboring existing single-family homes. The residence is located on a lot near the end of cul-de-sac with irregular lot lines. The minor adjustment will allow a corner of the attached guest house to be built with the reduced setback. A building permit shall be obtained prior to construction. The proposed construction shall comply with all other development standards as required by the La Quinta Zoning Code. Please be advised that the City only approves three Minor Adjustments per lot, regardless of the percentage of the development standard adjusted. This approval relates only to the minor adjustment referenced herein and does not imply any entitlement or approval of a building permit for any structures shown on the plans on file. This approval consists of one Minor Adjustment as previously described, and two Minor Adjustments remain. All other development standards of the La Quinta Zoning Code are applicable and shall be adhered to in preparing plans for building plan check.
