REQUEST: To authorize a maximum 10% reduction to the minimum garage dimensions (20'x20') located at 53840 Avenida Carranza. The adjustment will allow a water heater to be located no closer than 18'-8" from garage's west wall and at least 18' from the garage's south wall, which is a 10% deviation in each dimension. This minor adjustment is requested to accommodate the relocation of the mechanical equipment as shown on the attached floor plan exhibit. DECISION: Approval is granted for the requested adjustment based on the following findings and subject to the conditions of approval listed below: Minor Adjustment 2026-0001 is consistent with the La Quinta General Plan, in that the proposal does not alter the approved land use for the property or affect land use on surrounding similar properties as the project consists of the relocation of water heater into the required garage space of a residence within a neighborhood of single-family homes. 2. Minor Adjustment 2026-0001 is consistent with the intent of the La Quinta Zoning Code in that the requested adjustment will be conditioned to comply with all other development standards as required under said Zoning Code. 3. The processing and approval of Minor Adjustment 2026-0001 is in compliance with the California Environmental Quality Act (CEQA). The requested adjustment qualifies for a Class 3 Categorical Exemption under CEQA Guidelines Section 15303(a) — "Existing Facilities" — as it involves the adjustment of garage dimensions for the relocation of mechanical equipment within a garage. 7B495 Ule Tampico I to Quinta, faldomia 922531160.M.7000 I www.laquintaca.gov taQaNfra CALIFORNIA - 4. Approval of Minor Adjustment 2026-0001 is not detrimental to the public health, safety and general welfare, nor injurious or incompatible with other properties and land use in the vicinity. The adjustment has no impact on health or safety issues and will not affect physical land use characteristics in the vicinity. The minor adjustment will not impact the exterior appearance of the residence or result in a loss in the garage's ability to function as a residential garage. CONDITIONS OF APPROVAL: 1. A building permit shall be obtained prior to construction. The proposed construction shall comply with all other development standards as required by the La Quinta Zoning Code. Please be advised that the City only approves three Minor Adjustments per lot, regardless of the percentage of the development standard adjusted. This approval relates only to the minor adjustment referenced herein and does not imply any entitlement or approval of a building permit for any structures shown on the plans on file. This approval consists of one Minor Adjustment as previously described, and two Minor Adjustments remain. All other development standards of the La Quinta Zoning Code are applicable and shall be adhered to in preparing plans for building plan check.
