MA 2026-0002 Setback Adjustment - 77900 Sonora (Calle) (03.20.2026)ta "NW CALIFORNIA - March 20, 2026 Gabriel Rios 49901 Cinnabar Lane Coachella, CA 92236 SUBJECT: MINOR ADJUSTMENT 2026-0002 77900 CALLE SONORA APN: 773-234-011 Dear Gabriel Rios: The Design and Development Department has reviewed your Minor Adjustment application (MA2026-0002) pursuant to Section 9.210.040 of the City of La Quinta Zoning Code (LQMC). REQUEST: To authorize an adjustment to decrease the front yard setback and the exterior side yard setback for a new single family residence proposed to be constructed at 77900 Calle Sonora. The site is located with the Cove Residential (RC) zone. The front yard setback will be decreased from 20'-0" feet to 19'-6" and the exterior side yard setback decrease from 10'-0" to 9'-0". Each reduction is equal to or less than 10% of the numerical standard. These adjustments are being utilized to accommodate the architectural design of a new residence on a corner lot, as shown on the attached site plan exhibit. DECISION: Approval is granted for the requested adjustment based on the following findings and subject to the conditions of approval listed below: 1. Minor Adjustment 2026-0002 is consistent with the La Quinta General Plan, in that the proposal does not alter the approved land use for the property or affect land use on surrounding similar properties as the project consists of a new single family residence in a residential zone. 2. Minor Adjustment 2026-0002 is consistent with the intent of the La Quinta Zoning Code in that the requested adjustment will be conditioned to comply with all other development standards as required under said Zoning Code. 3. The processing and approval of Minor Adjustment 2026-0002 is in compliance with the California Environmental Quality Act (CEQA). The requested adjustment qualifies for a Class 3 Categorical Exemption under CEQA Guidelines Section 15305(a) as a "Minor Alterations to Land" - Class 5 Categorical Exemption in that project consists of ta "NW CALIFORNIA - construction of a new single family residence. 4. Approval of Minor Adjustment 2026-0002 is not detrimental to the public health, safety and general welfare, nor injurious or incompatible with other properties and land use in the vicinity. The adjustments have no impact on health or safety issues and will not affect physical land use characteristics in the vicinity. The adjustments will be compatible with the architectural styles of the neighboring existing single-family homes. CONDITIONS OF APPROVAL: 1. A building permit shall be obtained prior to construction. The proposed construction shall comply with all other development standards as required by the La Quinta Zoning Code. Please be advised that the City only approves three Minor Adjustments per lot, regardless of the percentage of the development standard adjusted. This approval relates only to the minor adjustments referenced herein and does not imply any entitlement or approval of a building permit for any structures shown on the plans on file. This approval consists of two Minor Adjustments as previously described, and one Minor Adjustment remains. All other development standards of the La Quinta Zoning Code are applicable and shall be adhered to in preparing plans for building plan check.
