The proposed changes qualify as a Modification by Applicant (MBA), as the substitutions to the exterior finish materials and lighting fixtures constitute a minor change pursuant to Section 9.200.090 of the La Quinta Municipal Code, and do not result in a significant alteration to the overall aesthetic or architectural style originally approved under Site Development Permit 2024-0013. The modification is approved as shown on the attached exhibits, subject to the following Conditions of Approval: 1. The applicant shall conform to all other corresponding Conditions of Approval for Site Development Permit 2024-0013. 2. The applicant shall apply for and obtain all necessary City of La Quinta building permits as required. 3. The applicant shall inform the City of La Quinta's Planning division of any subsequent changes. Additional modifications may require subsequent review and may result in additional conditions of approval. Andalusia Elevation Style - Color Scheme Revisions • Removal of shutter color - This community does not have shutters on the windows, so the previously selected shutter color was removed as it is not applicable. • Removal of door stain colors - This elevation style will have a Black Fox front door and does not offer a wood front door, so the wood stain color selections for all Andalusia color schemes were removed. • Removal of French door color selection - All Andalusia color schemes will have a Black Fox front door, so the French door color selection was removed. • Added Eave/Fascia/Wood trim color selection - This was missing from the original approval; a color was added to specify the wood fascia for all Andalusia color schemes. Spanish Colonia Elevation Style - Color Scheme Revisions • Removal of shutter color - This community does not have shutters on the windows, so the previously selected shutter color was removed as it is not applicable. • Removal of duplicate wood stain color - The Spanish Colonial elevation will have Therma- Tru front doors, so the other manufacturer's color selection was removed as it is not applicable. • Removal of painted door color - This elevation style uses a wood -stained door for these color schemes, so a painted door color is not applicable. Please note that exterior elevation are not being resubmitted as they remain unchanged as the material matches the previously approved colors.
