For more than 35 years (since 1991), CSG has worked solely for public agencies, providing a wide range of municipal services to over 250 cities, counties, and special service districts across California. We serve as a seamless extension of municipal staff in delivery of our building department administration, plan review, inspection, code enforcement, planning and environmental, public works, and a host of additional services. THE HUB I CITY OF FULLERTON, CA Building Plan Review CSG is providing building plan review for "The Hub," a 420-unit, mixed -use development that replaces an existing commercial center in Fullerton, CA. The new development will feature retail, housing, residential amenities, and a garage. The multifamily component consists of studio to 4-bedroom units and townhomes, while the amenities include a pool, roof deck, fitness area and balconies. The project will have five levels of Type III -A construction above Type I -A podium. HILTON WATERFRONT BEACH RESORT EXPANSION I CITY OF HUNTINGTON BEACH, CA Building Plan Review & Inspection r 40- CSG's staff provided Building Plan Review and Inspection services for the expansion of the Hilton Waterfront Beach Resort. The expansion included a nine -story tower providing a total of 156 new guestrooms with appurtenant facilities. It also includes approximately 13,700 sq. ft. of meeting space, full -service business center, casual dining restaurant, combined grocery/gift store, secondary retail/recreational services store, children's club providing supervised play, health spa, and a fitness facility. PACIFIC CITY I CITY OF HUNTINGTON BEACH, CA Building Plan Review & Inspection CSG performed building plan review and inspection for the Pacific City development in Huntington Beach. Pacific City rests on a 31-acre piece of land fronting Pacific Coast Highway across from the Huntington Beach Pier. The project includes: Pasea, a luxury oceanfront hotel & spa; The Residences at Pacific City, a 516 "beach -luxe" apartment home complex; a 191,000 sq. ft. area with outdoor shopping, a fitness/spa facility, and restaurants; and an underground parking structure for visitors, and above -ground parking structure for the residents. The plan check and inspection process involved numerous permits, including new construction, tenant improvements, and others. PLAN REVIEW & INSPECTION SERVICES I CITY OF PLACENTIA, CA Building Plan Review & Inspection CSG has provided building plan review and inspection services for various residential, commercial, and industrial projects throughout the City of Placentia. P Mexico Supermarket: Tenant improvement that included a remodeling 4,173 sq. ft. existing market that included new installation of wood stud framing, an office, coffee station, and new walk-in cooler. 4 CSG CONSULTANTS CSG PROPOSAL TO THE CITY OF LA QUINTA FOR ON -CALL PLAN REVIEW & INSPECTION SERVICES HOLLYWOOD PARK CASINO AND PARKING STRUCTURE I CITY OF INGLEWOOD, CA Building Plan Review CSG provided complete plan review for the new Hollywood Park Casino and associated parking structure. The plan review included: all interior walls and finishes, floor finishes, millworks and ceiling components; all MEP equipment; interior and exterior site lighting fixtures; under -slab and in -slab utilities, and slab on grade at food service areas, and telecommunication system. The casino component of the Hollywood Park redevelopment project consists of a new casino building and dedicated parking structure on a 10.6-acre parcel. The casino building includes an enclosed 110,000 sq. ft. single story tilt -up concrete structure approximately thirty-seven feet tall. The grand entry is a 33-foot-tall curtain wall fronted by a 10,000 sq. ft. porte-cochere. Several partially enclosed exterior verandas are also incorporated into the design. The adjacent parking structure provides approximately 1,430 parking spaces in four levels in addition to the approximately two hundred spaces of new surface parking. The project also included deferred submittals for the fire sprinkler system, fire alarm system, exterior monument signage, seismic MEP supports, low voltage and surveillance systems, stair, exterior curtain wall system, fences over 6-0", exterior verandas, MEP components bracing, and interior architectural components bracing. NEW SINGLE FAMILY RESIDENCE I CITY OF LAGUNA BEACH, CA Building & Fire Plan Review CSG provided building and fire plan review for a new 3-story, 7,535 sq. ft. single family residence in Laguna Beach, CA. The 5-bedroom, 5-bathroom house features a 2-car garage, kitchen, dining room, great room, theatre, laundry room, gym, steam/sauna room, game room, bar, and a 3-story deck. BOLSA ROW I CITY OF WESTMINSTER, CA Building Plan Review CSG performed building plan check services for the Bolsa Row project which includes the following: P Apartment Building & Parking Structure. New 5-level, 200-unit apartment building with retail/restaurant spaces on 1" level. 2 internal courtyards with swimming pools and clubhouses. A 7-112 level concrete parking structure wraps around part of the building with direct access on each level. P Banquet Building. New 3-level, mixed -use building including restaurants, shops, banquet rooms, kitchen, support areas, a rooftop lounge with bar and kitchen areas, and a bridge connecting to the hotel. P Hotel. The project is a business park on approximately 60 acres of vacant land adjacent to the Burbank Bob Hope Airport consisting of the following components: P Six, two-story buildings for industrial/warehouse uses totaling 1,014,887 sq. ft.; P Nine, two-story buildings for creative office uses totaling 142,250 sq. ft.; P Two, one-story buildings for retail/restaurant uses totaling approximately 15,154 sq. ft.; 0 One hotel with 166 rooms. CITY OF RIALTO PUBLIC WORKS BUILDING REMODEL I CITY OF RIALTO, CA Building Plan Review CSG provided building plan review for the City of Rialto's Public Works building remodel, an 8,694 sq. ft. renovation of the existing structure. Remodel improvements included new interior non -bearing metal stud partitions, ceilings, electrical receptables, lighting, roof work, HVAC replacements, plumbing, and replacing doors, hardware and casework. Exterior upgrades included an accessible path of travel from public right of way, accessible parking and EV stations. CITY HALL I CITY OF SAN JUAN CAPISTRANO, CA Building Plan Review CSG provided architectural plan review for the new San Juan Capistrano City Hall project. A new 2- story, 16,000 sq. ft. City Hall replaced the existing structure that had been a temporary building for decades. It will also include an adjacent affordable housing complex with 50 units. Additional reviews, deferred submittals, revisions, and RFIs will be charged at the appropriate hourly rate. Minimum percentage plan review fee per project excludes Solar, ESS, or EVCS reviews. RFIs for large developments will be performed at an hourly rate, and turnaround times will be agreed upon in advance with the agency. Depending on project size and scope, CSG's percentage -based expedited plan review rate may be adjusted if mutually agreed upon between the agency and CSG. Should the scope of work change or circumstances develop which necessitate special handling, CSG will notify the agency prior to proceeding. 7 CSG CONSULTANTS CSG PROPOSAL TO THE CITY OF LA QUINTA FOR ON -CALL PLAN REVIEW & INSPECTION SERVICES Overtime/services provided outside of normal business hours will be billed at 1.5x the applicable hourly rate. Services provided on weekends will be billed a 2x the applicable hourly rate. Hourly rates for publicly funded projects will be based on current prevailing wage rates. On July 1 or the anniversary of the contract start date, CSG will initiate an hourly rate increase based on change in CPI for the applicable region. CSG will mail/email an invoice every month for services rendered during the previous month. Unless otherwise agreed, payment terms are 30 days from receipt of invoice. This fee proposal is valid for a period of 90 days from date of submittal. If plans are not submitted electronically, CSG will coordinate the pickup and return of all plans to CSG via CSG staff or a licensed courier service. For hourly projects only, performance of plan review services utilizing the agency's adopted plan review software (e.g., ProjectDox or Bluebeam Studios) to, for example, markup plans with corrections and redlines and/or coordinate with other internal agencies, may involve additional time being added to the plan review time at the associated plan review rate. When requested, Building Grading Plan Review is limited to on -site general grading within the boundary of the proposed site and the disturbed area. The review is within the scope of the building permit and excludes any off -site reviews or analysis outside of the area covered by the building permit and the plan check submittal. Review will include compliance with CBCAppendixJ (if the jurisdiction has adopted it), CBC Chapter 18, and applicable jurisdictional ordinances and requirements. If the agency requests a review beyond the requirements in CBC Chapter 18, Appendix J, and City Ordinances, fees will be charged according to CSG's hourly rates for Land Development and Engineering services. *Administration/Plan Processing fees are incurred for specific additional services requested by the agency beyond the normally provided CSG administrative services which typically include coordinating the pick-up and return of plans; performing scanning, collating, and tracking; and providing plan review status updates to the agency. Digital Plan Review CSG has been providing digital plan review services for over 20 years, leading the consultant field with this ground -breaking digital plan service. All paper plans submitted to CSG for services fo: building and fire plan review are immediately scanned into digital files and stored on CSG's servers for quick and easy access by both our clients and our plan reviewers. CSG CONSULTANTS CSG PROPOSAL TO THE CITY OF LA QUINTA FOR ON -CALL PLAN REVIEW & INSPECTION SERVICES Our plan reviewers furnish electronic versions of their plan comments conforming to each client's established correction list templates. Any additional forms utilized by the agency will be incorporated into the correction comments and returned with the appropriate recommendations. Plan check comments can be delivered electronically by email or other agency -approved means, enabling staff to immediately modify CSG's checklist for incorporation with other department comments. We provide convenient, environmentally friendly digital storage of all construction -related documents, and on request, can provide clients with a set of digitally scanned plans at no additional cost. In addition, for jurisdictions requesting a pure digital plan review workflow, we can enable an applicant to submit digital files —with no size limitations —directly to CSG via our web -based application. Our application includes an online portal for the applicant/jurisdiction to retrieve comments and marked -up digital plans including redlines. Staff and authorized applicants can download comments upon completion of the plan check. Plans Pickup and Delivery CSG will coordinate pickup and delivery of plans and other materials from/to the agency via CSG personnel or an approved alternative service. Green Building and LEED Accreditation Our Building Division team is experienced in plan review and inspection for compliance with CALGreen and local green building ordinances and includes LEED Accredited Professionals. In addition, CSG Consultants has the qualifications necessary to assist with both the development of policy and the implementation of green and sustainable building practices.
