Responses to each comment are provided below for the City’s review. 1. Statement of Operations o Include the hours for seasonal operation o Types of equipment and processes used Response: o Seasonal hours of operation would be 10am to 5pm. o Construction equipment (temporary) and processes used: Construction will consist of typical residential pool renovation activities, which may include site preparation and protection; demolition and removal of existing materials; excavation/grading as needed; plumbing/electrical modifications; installation of the slide and associated anchoring/foundation elements; pool shell repair/shotcrete as needed; coping/decking repairs; and final cleanup and restoration. Temporary construction equipment may include: skid-steer, excavator, forklifts, dump trucks/trailers, concrete/shotcrete trucks, crane (if needed for placement), and dumpsters. o BMPs / construction controls: Construction will comply with applicable City requirements and employ standard construction BMPs to minimize dust, noise, and site runoff (e.g., watering for dust control, covered haul trucks, stabilized staging, good housekeeping, and proper waste disposal), consistent with the City’s requirements and any applicable SWPPP/erosion-control measures. 2. Photo Samples / Renderings o Please provide unobstructed renderings of the water slide tower Response: 34200 Bob Hope Drive, Rancho Mirage, CA 92270 | 760.320.9811 | msaconsultinginc.com o Renderings of the waterslide tower are included in the CUP architecture plan set included in this 2nd submittal package. 3. Plan Set o Please provide a detailed site plan with dimensions. The site plan is to be prepared to scale and include all property lines with data. The site plan will include all existing improvements which are noted whether they are to remain, be replaced, or modified. Include dimensioning of the water slide tower and its distance to the nearest property line. The plan set shall include a grading plan, preliminary floor plans, elevations, including the water slide structure, equipment room, kid’s water platy tower, restroom building, cabanas, and lifeguard stations. Provide elevations of any new permanent structures. Please include the location(s) of all ground mounted mechanical equipment such as pool pumps, etc. Label the dimension all ground mounted mechanical equipment to the nearest property line. Response: o The requested site plan and plan set are included with this second submittal under the CUP Plan Set. The plans are prepared to scale and show property lines with data; existing improvements identified as to remain, be replaced, or modified; water slide tower dimensions and setback to the nearest property line; the grading plan; preliminary floor plans; and elevations for the water slide structure, equipment room, kid’s water play tower, restroom building, and cabanas. Ground-mounted mechanical equipment is shown. Lifeguard stations will be located at the slide and pool during operational hours. 4. Primary Reports / Studies / Exhibits o Preliminary Title Report Response: o A Prelim Title Report is included with this resubmittal. 5. Supplemental Reports / Studies / Exhibits o Parking Study for the anticipated generated daily traffic use o Noise Study o It is recommended that community outreach be conducted Response: o Parking Study: The pool will remain an accessory amenity to the existing resort and will only be available to registered guests and authorized users. The pool will not be open to the public (i.e., no day-use admissions, memberships, ticket sales, or public events are proposed as part of this project). Accordingly, as a like-for-like improvement to an existing amenity, the project is not anticipated to increase parking demand or daily traffic compared to existing conditions; therefore, a parking study may not be warranted based on the proposed scope of work. 34200 Bob Hope Drive, Rancho Mirage, CA 92270 | 760.320.9811 | msaconsultinginc.com o Noise Study: As requested, a noise study is underway and will be provided to the City. The anticipated completion date is February 13th. o Community Outreach: The Applicant is engaging a qualified consultant to conduct the community outreach effort. We will keep the City informed as engagement activities are scheduled and completed and provide any related documentation. 6. California Environmental Quality Act (CEQA) Exemption Justification Letter o Please provide the CEQA Exemption Justification Letter mentioned in the initial application Response: o The CEQA Exemption Justification Letter is included with this 2nd submittal package. 7. Property Owner Authorization o Please provide written authorization from the property owner Response: o The signed owner authorization form is included with this 2nd submittal package.
