OVERVIEW
Catellus Residential Group in partnership with the City of La Quinta has submitted an
application requesting the approval of additional improvements at the Village on the
Green project site. The proposed additional improvements include a pool area, entry
access gates, and full height wall along the western edge evacuation channel. The
proposed improvements are consistent with the goals and objectives previously set forth
in the adopted Village on the Green Specific Plan.
MISSION STATEMENT AND PROJECT OBJECTIVES
The proposed additional improvements work within the project mission statement to
work together with the City of La Quinta to deliver a landmark residential housing
community expressing La Quinta's unique desert environment and the lifestyles of its
people. The pool and entry gates strengthen the neighborhood identity and offer a
recreational amenity and increased security. These amenities in concert with other
project features combine to create value, livability, and sustainability for the long-term
future of the community.
DESCRIPTION
Entry Access Gates
From 48th Avenue, the two entry access points to the Miraflores project occur at
Miraflores Boulevard and Bougainvillea Street. Each project entry will receive a similar
controlled access treatment. Two entry lanes, one for residents and one for visitors,
direct traffic form 48`' Avenue. A visitor keypad will be located adjacent the curb for
push button coded entry, and voice communication with residents. To enter Miraflores,
vehicles will pass through a single gate that swings inward to the center island.
Similarly, to exit Miraflores, a single gate will swing outward.
Community Pool
Located along Desert Willow Street and adjacent the evacuation channel, the community
pool will utilize approximately one half of the Village Park area, with the remainder of
the park to be open turf. The pedestrian oriented community is well suited for walking to
the destination pool site, and a bike rack will also be included. For vehicles, five
standard parking stalls and one handicap stall will be situated along Desert Willow Street.
Perimeter planting for the pool area will be a formal single row of trees with turf and
shrub planting below. Enclosing the pool area will be a tubular steel fence with swinging
entry gates defined with accent planting. Within the pool area, concrete decking will
accommodate circulation and seating room for chairs.
A small restroom/shower building will sit within the pool area. Included with the
restroom will be a drinking fountain and a recessed shower attached to the building. Pool
equipment will be tucked behind a screen wall adjacent the restroom building.
Nighttime illumination will be achieved with a light bollard near the entry to the
recreation area and surface mounted fixtures attached to the restroom building. The pool
will also have an underwater light.
