SUBJECT: SPECIFIC PLAN 99-035 AMENDMENT #1: THE MADISON CLUB
MINOR MODIFICATION TO DEVELOPMENT STANDARDS: 3RD STORY
Dear Mr. Birdwell:
The City of La Quinta Planning Department has received your request for a Minor
Modification to the Madison Club Residential Development Standards allowing a
third -story element to custom/single-family detached residences. Per Section 6.3.1
(Specific Plan Modifications) of the Madison Club Specific Plan, the Planning
Director has determined that the modification is acceptable, subject to the
following provisions:
1. The allowance of a third -story element is limited to custom/single-family
detached residences within the Madison Club. This modification is not
permitted for the Madison Club Villas.
2. The third -story area shall be located within the principle residence with an
area not exceeding ten percent (10%) of the gross floor area of the
existing living area of the principle residence.
3. The maximum height of the single-family residences, including any third -
story areas, shall not exceed the current development standard of 28'.
