Updated Description: The 52801 Avenida Alvarado residence was constructed in 1959 in the La Quinta Cove neighborhood. CRM
Tech described the property as a Modern style single-family residence in 2006. Urbana staff conclude that residence more
specifically displays the characteristics of a Tract Ranch style residential property. The rectangular residence has a low pitch, nearly
flat, hip roof with narrow open eaves. The exterior is clad horizontal siding. The residence has an asymmetrical facade with an
attached carport. The residence has one horizontal sliding window and one sliding-fixed-sliding window at the front elevation. Since
the previous survey, the residence has been obscured by a high wood privacy wall. The roofing has been replaced with a low pitch
cross hip roof clad in brown shingles. The carport has been covered with a roll down mesh.
Updated Significance: A prior survey evaluated the property as status code 6Z - found ineligible for NRHP, CRHR, and Local
Register designation. The current survey found that the dwelling is associated with the theme of Residential Development (1934-
1970s), but it does not possess individual documented significance in relation to this theme. While the dwelling is located within the
proposed La Quinta Cove Historic District, it is a non-contributor due to its architectural style and date of construction.
The dwelling has not been found individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with
significant events or patterns of events in local, regional, state, or national history; not individually eligible Criterion B/2/B, as it has
not been identified as having an association with an important person; not individually eligible under Criterion C/3/C, as it does not
embody the distinctive characteristics of a type, period, or method of construction; and not individually eligible under Criterion
D/4/D, as further study of the dwelling would not appear to yield information which could be considered important in local, regional,
state, or national history. Additionally, the property was not found to be individually eligible under Local Register Criterion A, as it
was not found to exemplify a special element of the City of La Quinta. Due to limited visibility during the current survey, the integrity
of the dwelling could not be determined.

foundation, the wood-framed, rectangular residence is topped by a low-pitched,
simple hip roof covered with asphalt and gray gravel, narrow, open eaves with
thin fascia boards shelter walls with horizontal cladding. Fenestration
