Preciado, Alma L. Preciado; 80678 Apricot Lane, Indio CA 92201 Updated Description: The 51650 Avenida Bermudas commercial building was constructed in 1941 in the Village of La Quinta. CRM Tech described the property as a Modern style building in 2006. Urbana staff conclude that residence more specifically displays the characteristics of a Mediterranean Revival style commercial property with Modernist influences. The two-story building has an irregular plan clad in stucco. The first story has a recessed entrance with a large tripartite window, the front entrance, a side light, and an exterior staircase leading to the second story. The staircase is open with narrow stucco clad posts and narrow metal hand railing. The second floor has an office space with a large deck. The office space has a series of steel fixed multi-pane windows across the front elevation. The building has a flat roof at the first story massing, and a low pitch hipped roof at the smaller second floor mass. There is a small narrow porch at the second story. Since the prior survey, the second story has been re-roofed with black shingles. The window trim has been painted black and new signage has been added to the exterior of the building. The building appears to have been converted from a residential property to a business in 2002 when a permit was issued to convert the home to an office. During the current survey, the building was in use as Madam Zelda's psychic business. Updated Significance: A prior survey evaluated the property as status code 6Z - found ineligible for NRHP, CRHR, and Local Register designation. The current survey found that the dwelling is associated with the theme of Commercial Development (1934- 1970s), but it does not possess individual documented significance in relation to this theme. The dwelling has not been found individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with significant events or patterns of events in local, regional, state, or national history; not individually eligible under Criterion B/2/B, as it has not been identified as having an association with an important person; not individually eligible under Criterion C/3/C, as it does not embody the distinctive characteristics of a type, period, or method of construction; and not individually eligible under Criterion D/4/D, as further study of the dwelling would not appear to yield information which could be considered important in local, regional, state, or national history. Additionally, the property was not found to be individually eligible under Local Register Criterion A, as it was not found to exemplify a special element of the City of La Quinta. Now the location of Madame Zelda's psychic readings, the building has not been substantially altered since its ca. 1941 construction and maintains integrity from the historic period. Description (continued): roofed building features a second story office plus a large deck. The office, which includes a shed-roof addition, is sheltered by a low- pitched hip roof covered with green composition shingles and ending in narrow, open eaves with thin fascia boards. Fenestration on the upstairs portion includes wood-framed casement windows, while the downstairs has steel-framed casements and a fixed window. And first-floor open veranda is formed by the recessed wall and the overhang is supported by one round metal pole and the open-walled construction and double, round metal balustrade of the exterior staircase.
