Updated Description: The subject property was constructed in 1948. CRM Tech described the property as a Modern style single-
family residence in 2006. Urbana staff conclude that the one story single family residence more specifically displays the
characteristics of a Custom Ranch style residential property with Contemporary influences. The building has a rectangular plan with
a low pitch side gable roof with open eaves. The exterior is clad in brick and stone veneer. There is an aluminum awning over the
windows and the front entrance at the front elevation. During the current survey, only the carport at the front elevation was visible.
The carport's open eaves and the stone veneer at the front elevation were extant.
Updated Significance: A prior survey evaluated the property as status code 5D1 - contributor to a district that is listed or
designated locally. The current survey found that the dwelling was constructed within the proposed La Quinta Cove Historic District
during the period of significance, but the architectural style was not consistent with the Spanish Revival style associated with early
development within the Cove between 1934 and 1950. The dwelling is associated with the theme of Residential Development (1934-
1970s), but it does not possess individual documented significance in relation to this theme. The 2022 evaluation is that the property
should instead be assigned a 6Z status code: Found ineligible for NRHP, CRHR or Local Register through survey evaluation.
The dwelling has not been found individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with
significant events or patterns of events in local, regional, state, or national history; not individually eligible Criterion B/2/B, as it has
not been identified as having an association with an important person; not individually eligible under Criterion C/3/C, as it does not
embody the distinctive characteristics of a type, period, or method of construction; and not individually eligible under Criterion
D/4/D, as further study of the dwelling would not appear to yield information which could be considered important in local, regional,
state, or national history. Additionally, the property was not found to be individually eligible under Local Register Criterion A, as it
was not found to exemplify a special element of the City of La Quinta. Due to limited visibility during the current survey, the integrity
of the dwelling could not be determined.

setting, and boundaries) This one-story, Modern-style single-family residence faces
west from the east side of Avenida Bermudas. The wood-framed, rectangular
residence is topped by a low-pitched, side-gabled roof covered with asphalt
and white gravel, and some low-pitched narrow, open eaves with fascia boards
shelter walls clad mostly in stone veneer. The carport is sheathed in stucco,
and fenestration consists of aluminum-framed sliding windows. (Continued on p.

add a 624-square-foot detached garage was issued in 1999, to which stairs and
storage space was added in 2001. Owners within the historic period include
the Palm Springs La Quinta Development Company (1949); Chris A. Cosgrove
(1950); Phillip Gerton (1951-1954); and Lewis and Helen B. Rohrer from 1955
through at least 1964.
