The one-story single- family residence was constructed as a Ranch. The residence underwent a significant rehabilitation in 2011 which substantially altered all elevations, converted the home to a Spanish Styled Ranch, and added a detached garage to the property. The residence is now topped with a flat roof with parapet wall, and a shed roof patio cover extending around the public facing elevations clad in red clay tile. The exterior of the residence is clad in smooth stucco. The stucco-clad privacy wall obscured visibility at the time of survey, but windows appeared to be vinyl frame sliding glass windows. The front door is wood plank with an iron grille over a small central window. Updated Significance: A prior survey evaluated the property as status code 6Z - found ineligible for NRHP, CRHR, and Local Register designation. The current survey found that the dwelling is associated with the theme of Residential Development (1934- 1970s), but it does not possess individual documented significance in relation to this theme. While the dwelling is located within the proposed La Quinta Cove Historic District, it is a non-contributor due to significant exterior alterations to elevations facing the public right-of-way. The dwelling has not been found individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with significant events or patterns of events in local, regional, state, or national history; not individually eligible under Criterion B/2/B, as it has not been identified as having an association with an important person; not individually eligible under Criterion C/3/C, as it does not embody the distinctive characteristics of a type, period, or method of construction; and not individually eligible under Criterion D/4/D, as further study of the dwelling would not appear to yield information which could be considered important in local, regional, state, or national history. Additionally, the property was not found to be individually eligible under Local Register Criterion A, as it was not found to exemplify a special element of the City of La Quinta. As the dwelling has been substantially altered, it no longer maintains integrity from the historic period. Built on a concrete slab foundation, the wood-framed, irregular-shaped residence is topped by a low- pitched, cross-shed roof covered with asphalt and gray gravel. Open eaves with fascia boards vary in width, with narrow waves over the main mass and wide eaves on the crossing shed mass on the west end.
