CRM Tech described the property as a Modern style single-family residence in 2006. Based on the description and photographs provided in the previous survey, Urbana staff conclude that residence more specifically displays the characteristics of a Custom Ranch style residential property. The residence has a flat roof with thick boxed eaves. The residence is clad in vertical boards. The residence has a small roof extension above the front door with narrow posts on either side. There are two multipane fixed windows at the front elevation, and an attached garage. Since the previous survey, the residence has been surrounded by a high hedge and only a small portion of the residence is visible. The garage door has been replaced. The flat roof, vertical board siding, and the prominent covered main entrance are extant. Updated Significance: A prior survey evaluated the property as status code 6Z - found ineligible for NRHP, CRHR, and Local Register designation. The current survey found that the dwelling is associated with the theme of Residential Development (1934- 1970s), but it does not possess individual documented significance in relation to this theme. While the dwelling is located within the proposed La Quinta Cove Historic District, it is a non-contributor due to its architectural style and date of construction. The dwelling has not been found individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with significant events or patterns of events in local, regional, state, or national history; not individually eligible Criterion B/2/B, as it has not been identified as having an association with an important person; not individually eligible under Criterion C/3/C, as it does not embody the distinctive characteristics of a type, period, or method of construction; and not individually eligible under Criterion D/4/D, as further study of the dwelling would not appear to yield information which could be considered important in local, regional, state, or national history. Additionally, the property was not found to be individually eligible under Local Register Criterion A, as it was not found to exemplify a special element of the City of La Quinta. Due to limited visibility during the current survey, the integrity of the dwelling could not be determined.
