CRM Tech described the property as a Ranch style single-family residence in 2006. Urbana staff conclude that residence more specifically displays the characteristics of a Tract Ranch style residential property. The residence has a low pitch hipped roof with open eaves. The exterior is clad in stucco. At the front elevation, the front door is centered on the facade. There is one large sliding-fixed-sliding window and one horizontal sliding, and an attached garage. Since the previous survey, the roof has been clad in grey shingles. There does not appear to have been any other alterations to the residence. Updated Significance: A prior survey evaluated the property as status code 6Z - found ineligible for NRHP, CRHR, and Local Register designation. The current survey found that the dwelling is associated with the theme of Residential Development (1934- 1970s), but it does not possess individual documented significance in relation to this theme. While the dwelling is located within the proposed La Quinta Cove Historic District, it is a non-contributor due to its architectural style and date of construction. The dwelling has not been found individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with significant events or patterns of events in local, regional, state, or national history; not individually eligible Criterion B/2/B, as it has not been identified as having an association with an important person; not individually eligible under Criterion C/3/C, as it does not embody the distinctive characteristics of a type, period, or method of construction; and not individually eligible under Criterion D/4/D, as further study of the dwelling would not appear to yield information which could be considered important in local, regional, state, or national history. Additionally, the property was not found to be individually eligible under Local Register Criterion A, as it was not found to exemplify a special element of the City of La Quinta. As the dwelling has not been substantially altered, this dwelling maintains integrity from the historic period. Fenestration consists of aluminum-framed sliding windows, and the front entrance with a wood door is sheltered by a small extension of the façade eave.
