Updated Description: The subject property was constructed in 1956 in the La Quinta Cove neighborhood. CRM Tech described
the property as a Ranch style single-family residence in 2006. It is a Tract Ranch style residential property. The residence has a
rectangular plan with a low-pitched side-gable roof with broad overhanging eaves. Exterior walls are clad in stucco. The front
elevation has an asymmetrical facade with an offset entry and three tripartite (sliding-fixed-sliding) windows. Since the previous
survey, the residence has been painted white. There does not appear to have been any other alterations to the residence since the
previous survey.
Updated Significance: A prior survey evaluated the property as status code 6Z - found ineligible for NRHP, CRHR, and Local
Register designation. The current survey found that the dwelling is associated with the theme of Residential Development (1934-
1970s), but it does not possess individual documented significance in relation to this theme. While the dwelling is located within the
proposed La Quinta Cove Historic District, it is a non-contributor due to its architectural style and date of construction.
The dwelling has not been found individually eligible under NRHP/CRHR/Local Criterion A/1/B, as it has not been associated with
significant events or patterns of events in local, regional, state, or national history; not individually eligible under Criterion B/2/B, as it
has not been identified as having an association with an important person; not individually eligible under Criterion C/3/C, as it does
not embody the distinctive characteristics of a type, period, or method of construction; and not individually eligible under Criterion
D/4/D, as further study of the dwelling would not appear to yield information which could be considered important in local, regional,
state, or national history. Additionally, the property was not found to be individually eligible under Local Register Criterion A, as it
was not found to exemplify a special element of the City of La Quinta. As the dwelling has not been substantially altered, this
dwelling maintains integrity from the historic period.

west from the east side of Eisenhower Drive. The wood-framed, rectangular
residence is topped with a low-pitched, side-gabled roof covered with asphalt
and brown gravel, and wide, open eaves with fascia boards shelter walls
sheathed in stucco; brick wainscoting has been stuccoed over. The ridgeline

*P3a. Description (continued): is extended on the north elevation to form an extra-wide,
pointed gable end, and a large, stuccoed chimney rises from the rear interior.
Fenestration consists of aluminum-framed, fixed and sliding windows, and two
matching tripartite assemblages are found to the left of the off-centered
entry, which is sheltered only by the front eave. Another, more narrow
assemblage is found to the right of the asymmetrical façade where it appears a
garage was once extant.
