SUBJECT: TEMPORARY USE PERMIT 2017-0005
TEMPORARY WIRELESS TELECOMMUNICATIONS FACILITY (T-
MOBILE)
Dear Mr. Drake:
The Design and Development Department has reviewed and approved your
request for the operation of a temporary wireless telecommunications facility
located at 78-611 Highway 111, in the La Quinta Square commercial center. The
approval is subject to the following Conditions of Approval:
1. This approval permits the use of the temporary wireless facility. The
facility is permitted to continue its location near the In-n-Out drive -
through as identified in the approved site plan, and is permitted for a 4-
month period (between April 20 to September 1, 2017). If a Conditional
Use Permit for a permanent wireless facility at the site is approved prior to
September 1, 2017, the use of the temporary wireless facility shall be
extended another six months to March 1, 2018 to allow for completion of
the construction of the permanent wireless telecommunications facility.
2. Installation and operation of the temporary wireless facility shall be in
accordance with the information and plans on file for Temporary Use
Permit 2017-0005. The height of the temporary facility shall not exceed
40-feet from grade. With the exception of the monopole and
communication antennas, all mechanical equipment shall be screened
from view.
3. The existing chain link fence that serves as screening of ground mounted
equipment for the wireless telecommunications facility shall be removed
and replaced with vinyl fencing at a minimum height of 6 feet as identified
in the site plan by May 22, 2017 (Attachment 2). Building and Planning
Division staff shall conduct an inspection of the proposed fencing for

compliance with the Site Plan.
4. The applicant shall obtain all other applicable permits/approvals, if
required, from the appropriate agencies and City departments (i.e.
Riverside County Fire Department, Public Works Department, etc.).
5. The applicant shall obtain an electrical permit for any temporary power
needs, prior to setting up the facility. Extension cords shall be ground -
secured to prevent tripping. No spot or searchlights are permitted.
6. 24-hour emergency contact information shall be provided on the outside
of the facility's temporary enclosure in case problems arise that require
immediate attention. Emergency information shall be in a location clearly
visible to the public.
7. The applicant agrees to indemnify, defend and hold harmless the City of
La Quinta in the event of any legal claim or litigation arising out of the
City's approval of this project. The City of La Quinta shall have the right to
select its defense counsel in its sole discretion.
The City may elect to add conditions to this application request to mitigate any
problems that may arise and are not addressed herein. This action is final unless
appealed by you or another person to the Planning Commission within 15 days of
the action. Please contact our department should you wish to appeal.

Lite-Site 10:
The Lite-Site 10 is a quick deploy cell site that
fits in a 10' x 10' area. The Lite-Site 10 represents a
temporary site although is certified for permanent
placement. This versatile site can satisfy all
communication and non -communication needs in a
wide range of industries.
The Lite-Site 10 can be installed in one day on
prepared level ground such as compacted gravel or
blacktop. Because of the Lite-Site 10 design, it may
be installed without specialized tools or equipment.
In some instances, the Lite-Site 10 can help
simplify zoning and permitting and accelerate system
deployment to meet your construction deadline .
Fencing, ballast and specialized tower erection
equipment are available with the Lite-Site 10. The
standardized Lite-Site 10 base frame and
standardized Lite-Pole monopoles are normally stock

Lite-Site 10 Base Frame:
The patented Lite-Site 10 base frame is a quickly assembled, bolt together
foundation system that creates a 10' x 10' compound area. The Lite-Site 10
base frame consists of a structural steel frame filled with ballast that supports our
standard monopoles and antenna mounts. The base frame acts as the on grade
foundation for the entire structure. The Lite-Site 10 base frame also acts as the
platform for equipment and supports security fencing. The frame consists of
three trays that bolt together to form the base, then filled with ballast to meet the
required loading. Ballast is typically in the form of concrete block although other
methods can be approved.

CDMI has created families of standardized monopoles to work with the Lite-Site.
The Lite-Site 10 can utilize two styles of standard monopoles. Custom poles can be
built to your specifications if required.
Lite-Pole STP
The Lite-Pole STP (Steel Tapered Monopole) can be assembled to heights up to 65'.
Each section of pole weighs less than 350lbs and can be handled without heavy
machinery. The sections of monopole slip joint together for fast assembly. CDMI
manufactures a Gin -Pole to install the monopole in those challenging locations. The
Lite-Pole STP can be galvanized and painted if appearance is a concern.
Lite-Pole 1640
This monopole is an aesthetically
pleasing affordable stealth pole and
obtains heights up to 63'. Antennas
can be concealed within shrouds to L
give a clean appearance to the
skyline. The shrouds are capable of
concealing antennas and panel or
microwave equipment. The Lite-
Pole 1640 has shrouded variations
to suit your needs.

Ballast:
A range of material may be used for the ballast of the base frame. CDMI suggests that the
preform concrete blocks be use although a local concrete vendor may supply the ballast In
some instances other methods of ballast may be used to meet the weight requirements.
Fencing:
Fencing options are available with the
Lite-Site 10. From traditional chain link
fencing, to custom vinyl or wood, CDMI
has options to ensure your site is
protected.
Shipping
The Lite-Site 10 can be packaged and
shipped on one pallet for those
challenging site locations. The
modular design is ideally suited for
transport by small trucks and trailers,
cargo containers or aircraft.
